Billericay is a town that keeps building onto itself. The plots are big, the houses stand apart, and over sixty years a great many of them have gained a back extension, then a side extension, then a room in the roof. That leaves us something we do not see everywhere else: houses where the roof is not one roof but three or four, built in different decades, at different pitches, under different tiles. Putting glass into that needs a plan for the whole roof rather than a decision about one opening. The good news is that a detached house on a wide plot usually gives you a genuine choice of which slope to use, and choosing the right slope is the cheapest way there is to solve summer heat.

The roofs Billericay has built, and rebuilt

Start at the old core. The buildings along the High Street are the oldest fabric in the town and they behave like old buildings do: steeper pitches, smaller plan depths, historic timbers that were never sized for a modern point load, and coverings that are plain tile or slate rather than anything machine-made. A good number of these have commercial use at ground level with living space above, and that ownership pattern matters more for rooflights than the age of the timber does, for reasons we come to in the planning chapter.

Move outwards and the town changes character quickly. Billericay grew as a commuter town, and the growth came in waves. Interwar and immediately post-war housing gave the earlier residential streets: bay fronts, hipped roofs, clay or early concrete interlocking tiles, and roof structures cut on site from purlins, struts and common rafters. Those are generous roof spaces with usable height under the ridge.

Then came the estates. From the nineteen sixties onwards Billericay filled in with detached and link-detached housing on wide plots, and from that point the roof structure changes fundamentally. Factory-made trussed rafters replaced cut roofs, spaced at regular centres, with diagonal web members running through the middle of the void. The roof space above a nineteen eighties detached house looks like a lattice and it is not a room waiting to happen. Later executive housing carried on the pattern with shallower pitches and, in places, attic trusses designed from the outset to leave a clear space in the middle.

Layered over all of that is the extension work, and in Billericay that layer is thick. A house built in 1965 might now carry a 1990s two-storey side extension, a flat-roofed rear addition from 2008 and a loft conversion with a rear dormer added after that. Four roof structures, three coverings, two pitches and a set of junctions between them. When we survey a Billericay property we are usually mapping the roof before we talk about a unit, because the sensible position for a rooflight is often on a part of the building that did not exist when the house was built.

Four slopes, and only one of them is the right one

On a terrace you have a front slope and a back slope and no argument. A detached house on an open plot is different. The main roof gives you two full planes plus, if it is hipped, two more at the ends, and the extensions add their own. All of them see sky, because there is nothing tall standing hard against the wall on either side.

That is a luxury and it is also where people go wrong, because the assumption is always that the glass goes on the rear slope. Sometimes it should not. What you want from a rooflight is daylight in a room, and daylight and solar heat are not the same commodity. A north-facing plane delivers steady, even light all day with very little heat behind it. For a kitchen island, a home office or a room used from breakfast until the evening, that is often the better surface even though it feels counter-intuitive to put the glass on the shaded side.

A south-facing plane gives you the most light and the most heat, and in the middle of a summer day the sun is high enough to strike a sloping pane at close to a right angle, which is the worst geometry for gain. West is the awkward one. Late afternoon sun comes in low and stays on the glass right through the part of the evening when people are actually sitting in the room. East is kinder: bright first thing, cool by mid-afternoon.

The other thing an extended detached house has is self-shading. Your own two-storey side extension throws a shadow across part of the main roof for a chunk of the day. So does a gable, a chimney stack in the middle of the plan, and a rear dormer. Mature garden planting on a big plot does the same thing seasonally, though a tree belongs to whoever owns it and can be gone in a winter, so we will point out the shading it gives without specifying glass on the strength of it.

None of this is guesswork on site. We take the aspect properly at survey, work out what each candidate slope receives across the year, and put the opening where the light is useful and the heat is manageable. That conversation costs nothing and it saves a lot of blind fitting later.

Eighteen miles from the water, and why that makes summer worse

Southend-on-Sea faces south across the Thames Estuary, and properties on that frontage get one thing Billericay does not: air that keeps moving. A sea breeze on a hot afternoon takes the edge off both the temperature and the feel of a glazed room, and it does it without anybody touching a control.

Eighteen miles inland, that effect has gone. Still air on a July afternoon under a large area of overhead glass is a real condition, and it is why ventilation belongs in the specification rather than in the list of things you sort out afterwards. A fixed rooflight is a beautiful thing and it moves precisely no air.

In a heavily extended house this matters more than usual, because the plan is deep. Where an extension has been built behind an extension, the original back wall is now an internal wall, the room in the middle has no external opening at all, and an opening rooflight at the back of the plan can end up being the only route for warm air to leave the building. Get one in the right place and the whole ground floor breathes. Leave everything fixed and you have built a very well-lit oven. Where the unit sits high above the floor, and in a converted roof it usually does, an electrically operated rooflight with a rain sensor gets used, and a manual one on a pole tends not to.

Being inland changes the weathering picture too. There is no salt-laden air working on external finishes here, which takes one variable out of the specification. What remains is driven rain on exposed gables, frost, and clear inland nights that pull surface temperatures down fast enough to condense moisture on any cold bridge you have left around the reveal. The insulation collar and the vapour control layer around a new opening are as much of the installation as the flashing is, and they are the parts nobody ever sees.

Junctions: where an extension roof meets the one that was there first

The technical character of a Billericay job is usually decided by junctions rather than by the open field of a slope.

Where a lower extension roof runs into the main roof you get a valley. Where a hip runs down to a corner you get a hip. Ridges, eaves, valleys and hips all need clearance around them, because a flashing kit is designed to shed water over a defined area of tile or slate and it cannot do that if it is jammed into a corner. Every unit has minimum distances it must sit away from those features, and on a modestly sized extension roof those distances can eat the available area quickly. It is entirely possible to have a two metre wide extension roof with nowhere legitimate to put a one metre unit. Better to find that out on the survey than after an order.

Mixed coverings are the second issue. A 1965 house with a 1990s extension and a 2008 addition may well carry three different roof coverings, with different profiles and different thicknesses. Flashing kits are made for specific covering types, so on a house like that we specify per surface rather than per job. A universal kit persuaded to fit a deep-profile tile is how a perfectly good rooflight ends up leaking at the head five winters later.

Then there is structure. A cut roof on the older stock can usually be trimmed for an opening with rafters doubled either side and trimmers top and bottom, and it will accept a larger unit than people expect. A trussed roof cannot be cut. The webs are doing real work and removing one changes the way the whole frame behaves, so on those roofs the opening either fits between two trusses, which is a comfortable width for a single roof window and not for much else, or the structure is altered properly on a design before anything comes out. Attic trusses in newer housing are the friendly case, because the clear zone was designed in.

Flat roofs are their own conversation. A single-storey rear extension needs a proper insulated kerb to lift the glass above the surface, and it needs the fall built in so that water leaves rather than sits. Details on how those are put together are on our flat roof skylight page.

Picking the glass, surface by surface

Two numbers do most of the work. U-value is the rate at which heat leaves through the unit in winter, in watts per square metre per kelvin, and Part L of the Building Regulations sets the level it has to reach. G-value is the share of the sun’s energy that comes through the pane, scored from 0 to 1. Ordinary clear double glazing runs at roughly 0.6, so about sixty per cent of the solar energy landing on it arrives in your room. Solar-control double glazing runs at roughly 0.3, which is close to half.

The trap is treating that as an upgrade to consider at the end. On a sun-facing slope it is the starting point, and the size of the opening is what should flex if the budget is tight. A smaller unit with 0.3 glass beats a larger one with 0.6 glass that you cover with a blind from May onwards.

Those are industry-general figures and they move with manufacturer, unit size and build-up, so read them as the shape of the decision rather than as a quotation for your roof. The flat-roof row is the one people underestimate. Glass lying nearly flat has no aspect at all and takes whatever the sky gives it from every direction, including the high midday sun, which is why solar control on a rear extension is not optional in the way it sometimes is on a steep north pitch. Basildon Borough Council handles both halves of the paperwork

Billericay sits in the borough of Basildon, so Basildon Borough Council is the local planning authority and Basildon Borough Council is also the Building Control authority. Everything goes there. Advice written for addresses closer to the water, including anything about the Article 4 Directions that constrain roofing and window changes in parts of Leigh, describes a different authority’s designations and should not shape what you expect here.

The general planning position on a house is that a rooflight is permitted development provided it stands no more than 150 millimetres proud of the roof surface, no part of it rises above the highest part of the existing roof, and where it sits on a side elevation less than 1.7 metres above the floor of the room it uses obscure glazing with restricted opening. Meet that and no application is needed. A large amount of the estate and extension work in Billericay falls comfortably inside those limits.

Three exceptions matter locally. The first is the conservation area covering the High Street and the historic centre of the town, where the automatic rights are restricted and what would be a routine job elsewhere becomes a planning judgement about how the roof reads from public view. In that situation the specification is the argument: a flush conservation rooflight sitting in the plane of the roof, a dark slim external frame rather than a chunky white one, a glazing bar breaking up a large pane, and a slope that is not the principal public elevation. That is what tends to be looked on favourably. Nobody can promise you consent and we will not pretend otherwise.

The second is flats and maisonettes, which never had rooflight permitted-development rights at all. In a town with living accommodation above High Street commercial units, that catches more properties than you might assume, and it applies regardless of how modest the unit is. The third is listed buildings, which need listed building consent whatever the roof is doing.

Because boundaries do not follow street names in any pattern you could guess, the reliable move is an address check with Basildon Borough Council rather than a rule of thumb from a neighbour. We will always tell you to confirm it before anything is ordered.

On the Building Regulations side, a new or enlarged rooflight is notifiable whether or not planning permission is involved. Part L governs thermal performance, which is why the unit specification is not a free choice, and Part K governs safety glazing and guarding, which is why an overhead unit carries a laminated inner pane. Where a truss is trimmed or a structural opening is formed, that design forms part of it too. Wide plots, block paving and the long carry

Access in Billericay is generally the easy part of the job, and then the details make it interesting.

Detached plots mean off-street parking, room to stand a scaffold on all four elevations, and a genuine gap at the side of the house rather than a 700 millimetre alley. Scaffold can go where the work is rather than where it fits, which shortens the whole job.

What slows things down is surfaces and distance. A lot of these driveways are block paved or resin bound, and scaffold standards concentrate a great deal of weight onto a very small footprint. Sole boards spread that load and we use them as a matter of course, because a set of neat square dents in a driveway is a poor way to finish a good installation. Deep plots also mean a long hand carry from the road to a rear elevation, sometimes past planting and through a gate that is narrower than the materials. Glazing units are heavy, awkward and unforgiving of being turned on a corner. We measure the route at survey and plan the lift, rather than discovering the problem with a unit already in the van.

Working over a single-storey extension adds a step. Standing a scaffold on the extension roof is not on, so the tower goes on the ground alongside and the working platform is built to reach over. It takes longer to put up and it protects a roof covering that is often newer than the one being worked on.

The old High Street properties are the opposite case. Frontages there give directly onto the street, there is no side access to speak of, and the working position has to be designed around what is genuinely available. That is a smaller platform, a longer carry and a slower first morning, and it is much better said at the survey than found out on the day.

Do I need planning permission for a rooflight in Billericay?

Usually not, if you live in a house outside the conservation area and the unit sits no more than 150 millimetres proud of the roof and below the highest part of the existing roof. Inside the conservation area covering the High Street and the historic centre, and for any flat, maisonette or listed building anywhere in the town, an application is needed. Check your address with Basildon Borough Council before committing to a unit.

Do I notify Basildon or Southend for Building Regulations?

We are miles from the sea. Do we still need solar-control glass?

Yes, and arguably more than the seafront does. Distance from the water does nothing to reduce the sun striking your roof, and inland you lose the breeze that makes a glazed room at the coast feel bearable in July. On a south or west-facing slope, and on any near-horizontal extension roof, glass at a G-value around 0.3 is where we start.

My loft has modern trusses. Is a rooflight still possible?

Yes. A unit sized to fit between two trusses goes in without touching the structure, which suits a single roof window well. Anything wider means altering the frame properly on a structural design, which is a bigger piece of work and needs to be planned rather than improvised on the day.

Can I put glass into the extension I already have?

Often yes. Cutting into an existing flat roof is routine, provided the deck and the falls are sound and there is room for a kerb. On a pitched extension roof the constraint is usually clearance from the valley, the hip and the eaves rather than the size of the roof itself. Both get checked at survey.

What about the different roof tiles on my house?

They get treated separately. Flashing kits are matched to the covering they sit in, so if a Billericay house carries three coverings across its main roof and its additions, the specification is written per surface. It is not a complication, it just needs noticing before ordering rather than afterwards.
