Skylight and rooflight installation in Thorpe Bay: 1920s and 1930s detached housing on wide plots, and what that means for specifying a rooflight here.

Thorpe Bay is level ground, wide plots and long gardens running down towards the water, and that combination decides almost every rooflight conversation here. Three miles east of the city centre, the streets fill with 1920s and 1930s detached houses whose most useful roof surface, the one over the back of the plan and over the kitchen extension behind it, looks straight into the midday sun with an open garden in front of it and nothing tall in the way. Access is rarely the hard part in Thorpe Bay. Planning is rarely the hard part either. Heat is. Get the glass right for a south slope with clear sky in front of it and the room works in February and in July. Treat it like an ordinary shaded roof somewhere inland and you will be pulling a blind across by ten in the morning from May onwards.
What the interwar streets are actually built of
Thorpe Bay is a product of the years between the wars, and the roofs are remarkably consistent because of it. Detached houses, set on plots wide enough to leave a gap at both sides, with the front door on one side of a projecting bay and the garden running back a long way behind. That plot width is the single most useful thing about working here, and it shows up again and again in this page.
The roofs themselves are cut on site, not delivered as trussed rafters. Trussed roofs did not arrive in British housebuilding until the 1960s, so a genuine 1920s or 1930s house has rafters, purlins, struts and binders, with the loft left as one open volume. That matters more than most homeowners expect. A cut roof can usually be altered to take an opening, because a rafter carries load down its own length and a trimmed opening spreads that load into the rafters either side. A trussed roof is an engineered frame where every member is doing a job, so cutting one changes the whole thing. Almost everything in Thorpe Bay falls on the helpful side of that line.
Coverings vary with when the house was built and whether it has been re-roofed since. Early interwar houses often carry plain clay tiles, small units laid double lap, which give that fine grained texture you see on the older streets. Later 1930s houses and almost every re-roofed one carry concrete interlocking tiles, larger and heavier, with a defined side lap. Some houses have pantiles. A handful have natural slate. Each of those needs its own flashing kit, sized to the tile profile and the pitch, and a kit bent to fit a covering it was not made for is where water finds its way in years later.
The other constant is the hip. Interwar detached houses in this part of the city are usually hipped rather than gabled, so the roof slopes on all four sides and the ridge is shorter than the building is long. Hips look handsome from the pavement and they complicate everything above the ceiling, which is the subject of a chapter of its own further down.
Then there are the extensions. Almost every one of these houses has picked up something at the back over ninety years: a single-storey kitchen with a flat roof, a shallow mono-pitch across a utility, a full-width open-plan rear room from the last twenty years with a parapet upstand around a warm deck. Those rear roofs are usually the darkest square metres in the house, and they are usually where the best result is available for the least disruption.
A south garden and nothing standing in the way
Southend faces south across the Thames Estuary, which is unusual for an English seaside settlement, and Thorpe Bay sits on the flat part of that frontage. There is no cliff here and very little fall in the ground. What there is instead is space.
Long rear gardens put a serious distance between the back of your house and the back of the one behind. Wide plots put a gap between you and both neighbours. Add those two together and a south-facing rear roof slope in Thorpe Bay has open sky in front of it for most of the day and most of the year. There is no gable throwing a shadow across it in the afternoon, no terrace wall clipping the low morning sun, no run of mature street planting shading the back of the plot. The slope gets what the sky offers.
The numbers behind that are simple enough. At this latitude the sun climbs to roughly sixty degrees above the horizon at midday in high summer, and a typical interwar roof pitch of about forty degrees puts a south slope close to square on to it for hours at a time. Glass is at its most transparent to solar energy when the sun hits it head on and reflects more of it away as the angle gets shallower. So a south-facing rooflight in Thorpe Bay is receiving solar energy at nearly the best angle a roof can offer, exactly when you least want it.
Winter runs the other way and this is the part people forget. The sun tops out at around fifteen degrees at midwinter here, so it comes in low, under the eaves, through the vertical windows rather than the roof ones. That is why a rooflight is a summer heat question first and a winter warmth question second. It also explains why the same slope that cooks a room in July feels like it gives back very little in January.
Closer to the seafront there is a second helping of light coming off the water. The estuary reflects low sun back up at a shallow angle, and the further down the streets you go towards the front, the less there is between a roof and that surface. It is one of the pleasures of living here and it is also glare, and a sloping rooflight meets low bounced light almost face on where a vertical window would have its own reveal shading it.
The hips add their own wrinkle. Because a hipped roof slopes four ways, a Thorpe Bay house usually has a modest east-facing and west-facing plane as well as the main south one. Those return slopes take early and late sun, which is gentler in intensity but arrives at a very low angle. A rooflight on a west return can be the most uncomfortable one in the house on a July evening even though it is nowhere near south.
Hips, purlins and where the glass can actually go
Standing in the garden, the rear roof of a hipped detached house looks like a big open canvas. Get a tape on it and the usable area shrinks fast. A hipped rear plane is a trapezium, wide at the eaves and narrower at the ridge, with the hip rafters cutting the corners off at an angle. The rectangle you can genuinely place glass in is smaller than the slope, and it sits centrally rather than out towards the ends.
Under the tiles, the structure sets the rest. Rafters in houses of this age typically sit at 400 or 450 millimetre centres, which is why standard roof window widths cluster around 550, 780, 940 and 1140 millimetres. A 550 goes between rafters or takes one out with a simple trimmer. A 780 or 940 usually means cutting one rafter and trimming the opening properly into the two beside it, which is routine work. Anything wider starts taking two rafters, and at that point the trimmer is a designed structural member rather than a piece of matched timber, and the purlin below it has to be considered as well because it is carrying the middle of the slope.
Purlin position is the constraint nobody sees coming. It runs horizontally across the slope, usually somewhere near the middle, and it is often the thing that decides whether your rooflight sits at the height you wanted or 300 millimetres above or below it. On a loft conversion the purlin frequently ends up hidden inside the new wall build-up, which is fine, but it has to be planned rather than discovered.
Loft conversions here run into the hip directly. A hipped roof has far less usable volume than a gabled one of the same footprint, because the ends slope in and eat the head height where you would put a bed. Building the hip up into a gable is the standard answer, and it changes the job from a rooflight installation into a structural alteration with a new gable wall and a rebuilt roof end. That is worth knowing before the tape measure comes out, because a house that will not convert without a hip-to-gable is a much bigger project than one that will take three roof windows and a staircase.
There is a third option that suits deep interwar plans particularly well. These houses are deep front to back, so the middle of the plan, the landing and the stairwell, sits a long way from any window and is often lit entirely by borrowed light through open doors. A single rooflight over the stair drops daylight down through the core of the house, and because it is usually on a slope that is not the main south one, it can be specified for light rather than for heat control.
Planning in this part of the city, and the Building Control side
Rooflights on houses are generally permitted development in England, which means no planning application. The conditions are that the unit must not stand more than 150 millimetres proud of the existing roof surface, it must not rise above the highest point of the roof, and where it sits on a side elevation less than 1.7 metres above the finished floor it needs obscured glass and restricted opening. Meet all of that and you are inside the default.
Thorpe Bay generally sits comfortably in that default. The Article 4 Directions that complicate roofing and window work elsewhere in the city apply to the Leigh conservation areas, at the far western end of the seafront, and the Clifftown conservation area covers the Victorian estate near the centre. The interwar streets out here were not part of any of that. What that means in practice is that a well-proportioned rooflight on a Thorpe Bay rear slope is usually a straightforward proposition, and the design conversation can be about light and heat rather than about what a planning officer will accept.
Three exceptions are worth checking before you assume anything. Flats and maisonettes never had rooflight permitted-development rights at all, so a converted house divided into two units is a different case from the house next door. Listed buildings need listed building consent whatever the roof looks like, and listing is not confined to old town centres. And designations get reviewed, so boundaries and their edges are the council’s to confirm rather than ours to guess. Southend-on-Sea City Council is the planning authority for Thorpe Bay and holds the mapping, and we would always tell you to confirm your own address with them rather than rely on what a neighbour was told a decade ago.
Building Regulations are separate and they apply regardless of planning. A new or enlarged rooflight is notifiable. Part L sets what the unit has to achieve thermally, and Part K covers safety glazing and guarding, which is why the inner pane of anything installed overhead is laminated so it holds together rather than falling into the room. The notification goes to Southend-on-Sea City Council and we submit it as part of the job, so there is nothing for you to chase and no form for you to complete.
Specifying glass for a slope that faces the sun
The unit is the easy decision. The glass is the one that determines whether you enjoy the room in August, and the number that governs it is the G-value.
U-value describes heat leaving the building in winter, measured in watts per square metre per kelvin, and lower is better. G-value describes how much of the solar energy landing on the glass passes into the room, on a scale from 0 to 1. Ordinary clear double glazing runs at roughly 0.6, so around three fifths of the sun’s heat comes through. Solar-control double glazing runs at roughly 0.3, which halves it. On a Thorpe Bay rear slope with a long open garden in front of it, that difference decides whether a kitchen extension is somewhere you sit at lunchtime in July or somewhere you walk through quickly.

Those figures are industry-general and shift with the manufacturer, the unit size and the frame, so read them as the shape of the choice rather than as a price list. What does not shift is the reasoning. Size is the other lever and it gets far less attention than it deserves. Two 780 by 1180 units spread across a rear slope give better distributed daylight than one enormous opening in the middle, they load the room with less solar energy in total, and they let you put an opening unit at the high point for ventilation while the other stays sealed. Warm air leaves through the highest opening in a room, so height on the slope matters as much as the size of the vent.
Blinds and external shading do work, and on some rear extensions here an external blind is genuinely the right addition. The catch is that a blind is a thing somebody has to remember to operate on a hot morning. Glass with a G-value of 0.3 works whether anyone is home or not.

Wide plots make access easy, and then the details make it interesting
A Thorpe Bay plot is a good place to build from. The gap at the side of the house usually takes a scaffold run without touching the neighbour’s ground. There is normally a driveway, so a van sits on the property instead of on the road. The ground is level, so scaffold standards land on solid, even bearing rather than on a slope that needs stepping and packing. Materials get wheeled to the back of the house instead of hand-carried through it, and a large lantern unit, which arrives in one piece and is awkward rather than heavy, has a clear route to the garden. None of that is true everywhere in south Essex, and it takes real time out of the first morning.
What is less simple is worth saying plainly. A two-storey detached house has a rear eaves height that is a proper working height whatever the ground does, and a hipped roof means the scaffold has to turn the corners rather than running flat along one elevation, so there is more of it than a gable-ended house of the same size would need. Long gardens are usually lawn or planting, and soft ground under a scaffold leg needs sole plates and boarding, particularly after wet weather. Where the job involves both the extension roof and the main roof above it, that is two working levels and a design rather than one lift.
Weather is the other Thorpe Bay factor. Flat, open ground near the water means wind arrives off the estuary without much to slow it down, and it carries salt. That points towards powder-coated aluminium on external faces rather than exposed painted timber, towards stainless components in the flashing where they sit in the wet, and towards flashing kits matched to the actual tile profile on your roof. Where an older unit on an exposed slope has given up, it is far more often the weathering detail that went than the glass itself, and that was a specification decision taken years before.
What usually goes into a Thorpe Bay roof
Picking a unit that suits the surface it is going into is the bulk of the job, and in these streets the answers fall into a fairly clear pattern.

Where an existing unit has misted between the panes, lost its seal or simply dated to the point where it is fighting the room around it, swapping the whole unit is our work and it usually goes faster than people expect, because the opening and the trimming already exist. If what you actually have is a problem with the roof covering rather than with the glazing, a roofer is the right trade for that and we will say so rather than sell you a rooflight.
Common questions about rooflights on Thorpe Bay houses
Does a rooflight in Thorpe Bay need planning permission?
Usually not. On a house, a rooflight that stays within 150 millimetres of the existing roof surface and does not rise above the highest point of the roof is normally permitted development, and the Article 4 Directions that remove that right elsewhere in the city cover the Leigh conservation areas rather than these streets. Flats, maisonettes and listed buildings are the exceptions. Confirm your own address with Southend-on-Sea City Council before you commit.
My extension faces due south. Is a lantern a bad idea?
Not at all, but the glass specification stops being optional. A lantern on a south-facing Thorpe Bay extension wants solar-control glazing at a G-value near 0.3 and an opening vent at the ridge so hot air has an exit. Built that way it is a room you use all summer. Built with clear glass and no ventilation it becomes a room you avoid between June and September.
Can I put rooflights in the hipped end of my roof?
Sometimes, though the hip slope is narrow and triangular, so the choice of size is limited and positioning is tight against the hip rafters. It is worth asking which way that hip faces before deciding, because a west-facing hip catches low evening sun that a south slope has already finished with by then.
Will a rooflight cause a problem with a neighbour looking in?
Rarely on a plot this wide, because the houses sit apart and a rooflight in a rear slope looks up at the sky rather than across at anybody. If a unit is going into a side elevation below 1.7 metres from the floor, obscured glass and restricted opening are part of the permitted-development conditions anyway, and we specify to that as a matter of course.
Do you deal with the Building Control paperwork?
Yes. A new or enlarged rooflight is notifiable, and the notification to Southend-on-Sea City Council is made on your behalf as part of the installation. Part L applies to the thermal performance of the unit and Part K to the safety glass overhead, and both are handled in the specification rather than left for you to check.
How long does the work take?
One roof window in a cut interwar roof is generally a day. Two or three across a rear slope is a day or two depending on the trimming. A run of flat rooflights or a lantern on a rear extension depends on the upstand and how the existing roof was built, which is something we establish at the survey rather than on the morning we arrive.
