Areas we cover across south Essex, Thurrock and east London.

Every place listed further down this page is somewhere a van can reach with a roof full of glass, a scaffold tower and a day’s work in it. That sounds obvious until you look at a map of the Thames Estuary and see how badly straight lines lie about south Essex. Our patch runs roughly 20 to 30 road miles out from the city, grouped below into the nine districts that actually decide your paperwork.

Why the radius is measured in road miles

Draw a 25 mile circle on a map centred on Southend-on-Sea and about a third of what falls inside it is water, and another slice is the wrong side of that water. The Kent shore sits around 8 miles away across the estuary. By road it is 45 to 60 miles, because the nearest crossing is at Dartford and you have to drive west along one bank and back east along the other. A circle on a map says Kent is closer than Chelmsford. A satnav says the opposite, and the satnav is the one that decides whether a survey and an installation can happen in the same week.

So the service area below is built on driving time, not on compass distance. The A127 and the A13 run east to west along the two sides of the peninsula and carry most of the traffic between the city and the Basildon and Thurrock belt. The A130 and the A12 take you north towards Chelmsford and the Dengie side. Between them, they stretch our reach a long way east and west and shorten it considerably to the south. Places that look remote on paper, up towards the Crouch and the Blackwater, are often a straightforward run up a single road. Places that look adjacent can be an hour of estuary detour.

The mileage figure attached to each place in the listing is a road figure for that reason. It tells you something useful about a morning start time. A crow-flies number would not.

Nine districts, nine sets of paperwork

The towns and villages below are grouped by local authority rather than by postcode or by how close they feel, because the authority is the thing that changes what you have to do before glass goes in a roof.

New and enlarged rooflights are notifiable under Building Regulations wherever you live. Part L governs the thermal performance of the unit and Part K governs safety glazing and guarding overhead. We make that notification on your behalf, whether it goes to Southend-on-Sea City Council or to Rochford, Castle Point, Basildon, Chelmsford, Maldon, Brentwood, Thurrock or a London borough on the Havering edge. You do not have to work out who to ring.

Planning is the part that varies more. On a house, a rooflight is generally permitted development if it projects no more than 150mm beyond the roof plane, sits below the ridge, and, on a side elevation below 1.7m from the floor, uses obscure glazing with restricted opening. Flats and maisonettes are outside that. Listed buildings are outside it. Conservation areas often restrict it, and where an Article 4 Direction has been made, permitted-development rights for roofing materials and windows can be withdrawn altogether, which turns a job that needed no application into one that does. Several of the districts below contain conservation areas of exactly that kind, and one of them carries an Article 4 Direction covering roofs and windows. This is general guidance rather than a ruling on your address, so we check the designation for the specific property and tell you what it means before anything is ordered.

The estuary does not do the same thing to every roof

Southend faces south across open water, which is unusual for an English seaside settlement and is the reason this business specifies glass before it specifies a unit. But the consequence of that aspect changes as you move across the patch, and it would be lazy to pretend one recommendation covers everything.

On the shore and the cliff slope

Along the front and on the ground that falls away towards the water, south-facing roof planes get an open horizon with nothing between them and the sun’s arc. The estuary itself is a wide, flat, reflective surface directly to the south, throwing additional diffuse light upwards onto every one of those planes. A rear extension on a slope like that, glazed and facing the garden, is collecting from the sky and from the water at the same time. Solar-control glass at a G-value nearer 0.3 than 0.6 is usually the honest answer there, and the difference is felt between two and six on a July afternoon.

On the low ground and the reclaimed land

West of the city the land drops to marsh and reclaimed levels where there is no shelter at all. Aspect still matters, but wind does more of the talking. Fastenings, upstand detailing and the sequencing of a roof opening all get planned around exposure rather than around the sun.

On the ridges and in the wooded suburbs

Inland, the ground rises into ridge and hilltop settlements with long southerly views over the marshes, which puts the same open-horizon problem on roofs several miles from any water. Then there are the wooded suburbs where mature trees shade a roof for part of the day and change through the year as the canopy comes and goes. A plane that looks like it needs solar control in February can be under leaf cover by June.

Upriver and across the boundary

North of the patch the water is the Crouch and the Blackwater, running on different lines, so a riverside property there faces a different way and gets a different exposure to the one a Southend house gets. On the London edge the housing is denser Victorian and Edwardian terracing, where the building next door provides more shading than any coating will, and the calculation swings back towards keeping daylight rather than cutting it.

All of which is a long way of saying the survey starts with a compass. We work out which way each roof plane points, then pick the glazing specification for that plane, then choose the unit. On a house with a north-facing and a south-facing plane, the two rooflights should not contain the same glass.

What travelling to you actually changes

Not the specification. A roof at the far edge of the map and a roof two streets from the seafront get the same survey process, the same glass data sheets, the same Building Control notification and the same 10-year workmanship guarantee. Distance affects logistics: when we can get to you for a survey, how a delivery is timed, whether a job runs across two days rather than one. It does not change what goes in the roof.

Running as a service-area business is part of why the patch can be this wide. The working day goes on roofs and in the rooms underneath them, which is where the useful conversation happens anyway. Surveys are done at your house, with the glass options talked through in the room the light is going to land in, standing under the ceiling that is about to be opened.

Commercial rooflight work reaches further out than domestic work does, because industrial roofs are surveyed and scheduled in a different way and the job is usually phased rather than done in a single visit. If your building is beyond the listing below, it is still worth asking.

The districts below are ordered outwards from the city. Each place has its own page covering the housing stock and roof types you actually find there, the access and exposure issues that come with the location, the planning authority and any conservation designation that genuinely applies, and which type of rooflight suits that housing stock and why.

If your address is not listed, that is not automatically a no. Boundaries are approximate and neighbouring parishes rarely announce themselves.
