Skylight and rooflight installation in Hockley: wooded plots, and what that means for specifying a rooflight here.

Hockley sits roughly eight miles inland by road from Southend-on-Sea, and you feel the difference the moment you stand in one of its back gardens. No water throwing light back at you. No open horizon. What you get instead is trees, on plots wide enough to hold them, with a canopy that closes over in May and opens again in October. Behind that canopy is some of the best loft space in south Essex: detached houses built between the 1930s and the 1970s, most of them with real volume above the ceiling. Rooflights suit Hockley. They simply have to be specified against a sky that is part sky and part leaf, and against a roof structure that changes character depending on which decade your house went up in.
What Hockley’s building decades left on the roofs
Most of Hockley is detached, and most of it went up across four decades. That is unusual for this part of Essex, where a lot of places are dominated by one era of semi. Here you get a spread, and the spread is the reason no two quotes in the same road necessarily describe the same job.
The older layer is thin but it exists. The Rochford villages carry weatherboard and timber frame, and where a property predates the interwar expansion you can be dealing with historic timbers, hand-made or plain clay tiles, and a roof that was never built to modern loadings. Those need surveying on their own terms rather than assumed.
The 1930s detached houses are the ones people usually picture. Hipped on two or four sides, clay or early concrete tiles, pitches in the mid-forties of degrees, and a proper cut roof underneath: rafters, purlins, struts and binders assembled on site by a carpenter. Chimney breasts run up through the middle of the plan. The roof space is tall, dry and mostly usable, and it is the reason so many Hockley houses have already had something done up there or are due to.
Then the 1950s and 1960s. Plainer elevations, more gable ends and fewer hips, concrete interlocking tiles in place of clay, slightly shallower pitches, and cut roofs still in most cases although lighter and with less timber wasted. Ceiling heights come down a little. Plots stay wide.
The 1970s layer changes everything structurally. From the middle of the 1960s onwards, house builders across the country moved to prefabricated trussed rafters, delivered to site as ready-made triangles and craned or lifted into place at close centres. It was faster and it used far less timber, and it produced a roof void criss-crossed with webs that you cannot walk through, let alone convert, without a structural design. Pitches on that generation are often shallower again, sometimes in the high twenties or low thirties of degrees, and shallow pitch narrows the range of units that will sit correctly and shed water.
So the first question on a Hockley survey is not what size rooflight you want. It is what is holding your roof up.
Cut roofs, trussed roofs, and which one you have
You can usually tell from the loft hatch. Put your head through and look for clear floor and a straight run under the ridge with heavy horizontal timbers at about mid-height: that is a cut roof, and it is the type that takes rooflights and conversions comfortably. If instead you see a repeating lattice of slim timbers at roughly 600 millimetre centres, with diagonal webs cutting across the space in a W pattern, that is a trussed rafter roof.
The difference matters because a truss is an engineered component. Every member in it is carrying something, and cutting one without a designed replacement transfers loads into places that were never meant to take them. On a cut roof you can usually form an opening by trimming a rafter or two between the purlins with new trimmers, and the roof carries on doing what it did. On a trussed roof you have three honest options: keep the opening inside a single 600 millimetre gap between trusses, which limits you to narrow units; install several narrow units side by side to gather the same glass area across a wider span; or have the structure altered properly, with steel or timber designed to pick up the loads before anything is cut.
None of that is a reason to avoid a 1970s Hockley house. Narrow units in a row can throw light further across a room than one wide one does, because the light arrives from more than one line in the ceiling. It is a reason to have the conversation before you fall for a particular size on a website. There is more detail on structure in our guide to pitched roof skylight installation.
Shallow pitch is the other constraint on the later stock. Standard centre-pivot and top-hung roof windows are generally approved down to around fifteen degrees, and below that you are into flat-roof rooflights or units fitted on a purpose-made support kerb that lifts them to a shedding angle. A shallow slope also holds debris for longer, which on a wooded plot is not a small point.
The canopy is your horizon
Along the estuary the sky is open all the way down to the water and orientation alone tells you most of what you need to know. Inland at Hockley it does not, because the thing setting your skyline is not the ground and it is not the neighbours. It is fifteen metres of oak and other broadleaves standing on or beside your plot, and unlike a building it is not the same obstruction in February as it is in July.
Work through what that actually does across a year. In midsummer, when the sun is high and solar gain is at its worst, a mature deciduous canopy is in full leaf and can take a serious bite out of what reaches a rear slope. In midwinter, when you want every scrap of daylight into a room and every bit of free heat you can get, the same trees are bare and passing far more through. A deciduous tree is, by accident, close to the ideal shading device: on when you want it, off when you do not.
That is the good news and it is real. The trap is assuming it applies to your roof. It only works where the canopy actually stands between the sun’s summer path and your slope, which usually means trees to the south, south-east or south-west and close enough that the shadow lands on the roof rather than on the lawn. Trees to the north of a house shade nothing that matters and still drop everything on you. A gap in the canopy on the south-west side will let full afternoon sun onto a rooflight in July, and afternoon sun in July is the load that overheats loft bedrooms.
Plots here are also wide and detached, which means houses are not lined up in one long terrace facing the same way. On a seafront street you can more or less read the aspect off the road. In Hockley you cannot. Two neighbouring houses can sit at noticeably different angles, and one can have a clear south-west rear slope while the other has the same slope under a mature crown. This is why we work out the aspect and the shading on the individual property rather than taking a rule from the postcode.
One more consequence of shade: a genuinely shaded north slope under trees is dark in a way that inland open sites are not. If the room you want to lift sits under that slope, clear glass and the largest opening the structure allows is the right answer, not solar control. Specifying the same glass on both sides of a Hockley roof is how people end up with one room they never use in summer and another they still need the lights on in.
Choosing glass when the shade moves with the season
Two numbers describe glass and they pull in opposite directions. U-value is heat loss, measured in watts per square metre per kelvin, and lower is better; Part L of the Building Regulations sets the level a new rooflight has to meet. G-value is solar transmittance, scored between 0 and 1, and it tells you what proportion of the sun’s energy the glass lets through. Clear double glazing sits around 0.6. Solar-control double glazing sits around 0.3, roughly half the heat for a similar amount of visible light.
On the coast, solar control is close to automatic on any south slope. In Hockley the honest answer is that it depends on the slope and on what is standing in front of it.

Those figures are industry-general and shift with the manufacturer and the unit size, so read them as the shape of the choice rather than as a price list. What holds regardless is the order of the decision: establish the aspect and the real shading first, then pick the glass, then pick the unit. Trees affect the glass choice in one more way that people rarely think about until afterwards. Self-cleaning coatings work photocatalytically: ultraviolet light breaks down organic dirt and rainwater then sheets it off. Under a dense canopy, with less direct ultraviolet reaching the pane and a steady supply of leaf litter, sap and bird droppings landing on it, that coating has a harder job than it would on an open roof. It still helps. It is not a substitute for being able to get to the glass occasionally, which is worth remembering when you decide where a unit goes and whether you can reach it.

Planning and Building Control through Rochford District Council
Hockley is in the Rochford district, so the local planning authority and the Building Control body for the town is Rochford District Council, not the city council along the coast. That catches people out, usually because a friend in Southend told them how their job went and the process is being run by a different authority.
On planning, the general position for a house is that a rooflight is permitted development if it stays within 150 millimetres of the existing roof plane, does not sit higher than the highest part of the roof, and, where it is on a side elevation and less than 1.7 metres above the floor of the room, uses obscure glazing with restricted opening. Meet that and no application is needed. Flats and maisonettes never carried those rights, listed buildings require listed building consent whatever the roof looks like, and conservation areas and any Article 4 Direction change the rules where they apply. Whether any designation touches your property is a question for Rochford District Council, which holds the mapping, and we would always have you confirm it rather than work from a rule of thumb.
The constraint that comes up most often on a Hockley plot is not about the building at all. It is about the trees. Individual trees and whole groups can be protected by a Tree Preservation Order, and trees in a conservation area carry protection in their own right. A protected tree does not stop you having a rooflight. What it can do is stop you cutting back the branch that is sitting where your scaffold needs to go, because pruning or felling a protected tree without consent is an offence, and consent comes from the council. If a limb overhangs the working area, that gets identified at survey and dealt with properly, before anyone books a scaffold date.
Building Control is separate from planning and it is not optional. A new or enlarged rooflight is notifiable work. Part L covers the thermal performance of what goes in, and Part K covers safety glazing and guarding, which is the reason the inner pane of an overhead unit is laminated. We make the Building Control notification to the relevant local authority on your behalf as part of the job, so it is not something you have to arrange or chase.
Getting a scaffold onto a wooded plot
On paper, access in Hockley is easy. Detached houses, driveways, side gates wide enough for materials, gardens with room to stand a scaffold without negotiating with a neighbour. Compared with a tight coastal frontage it is a straightforward day.
The complications are all green and all soft. Overhanging branches are the first: a scaffold has to stand plumb and clear, and a crown sitting over the rear elevation either has to be worked around with a modified design or lifted with the council’s consent if the tree is protected. Long scaffold tubes and boards also have to be carried in past whatever is planted along the side of the house, which on a mature plot can be the tightest part of the route even when the drive is generous.
The ground is the second. Lawn, borders and gravel are not a scaffold base. Standards need sole boards and base plates spreading the load onto something that will not sink after a wet week, and on a plot with a slope or a step in the garden the base has to be built level before anything goes up. Soft ground also means thinking about where a delivery lorry can pull in without leaving ruts across the front.
The third is simply the lanes. Some approaches around the wooded edges of the town are narrow with limited turning, and a long scaffold lorry or a lifting vehicle needs to be told that in advance rather than finding out at the entrance. It changes the plan, not the price of the glass, but it changes when the plan can happen.
The practical upshot is that a Hockley job is usually quick once the scaffold is up. Getting the scaffold up is where the thinking goes.

Where an existing unit has misted between the panes, dropped its seal or simply aged into something that fights the room, taking it out and putting a properly specified one in its place is our work, and it usually runs faster than people assume because the opening and the timber are already there. If the trouble is with the roof covering itself rather than the glazing, a roofer is the right trade for that and we will say so plainly.

Who do I deal with for planning and Building Control in Hockley?
Rochford District Council, for both. Hockley is in the Rochford district rather than the city, so the process runs through a different authority than it would in Southend or Leigh. My loft is full of criss-crossing timbers. Can I still have a rooflight?
Yes. That is a trussed rafter roof, common in the 1970s stock, and it means the opening either sits inside the gap between two trusses or the structure is altered by design first. Two or three narrower units in a line often give a better spread of light across a room than one wide opening would, so the limitation is less painful than it sounds.
The trees shade my roof already. Do I still need solar-control glass?
It depends where the trees stand and what they do in July. Broadleaves in full leaf on the south or west side of a plot genuinely reduce summer gain, and under a heavy canopy clear glass is often the better choice because you need the light more than you need the shading. A gap in that canopy on a south-west slope is a different situation, and a loft bedroom under it will feel the afternoon sun. That is decided on your roof, not from a map.
Will leaves and sap sit on the glass?
Some will, and it is worth designing for. Shallow pitches hold debris longer than steep ones, flashing gutters need to be kept clear, and self-cleaning coatings work less hard in shade because they rely on ultraviolet light and rainfall. Choosing a unit and a position you can actually reach matters more on a wooded plot than on an open one.
Do the trees on my plot affect the installation itself?
They can, mostly through access. Scaffold has to stand clear of a crown, and if a protected tree needs pruning to make that possible then consent from the council comes before the work does. It is the sort of thing that adds a couple of weeks to the start date if it is picked up late and nothing at all if it is picked up at survey.
How long does an install take?
Once the scaffold is standing, a single roof window in a cut roof is generally a day. A pair on the same slope runs to a day or two. A run of narrow units in a trussed roof, or a flat rooflight on a rear extension, depends on the opening and on whether any structural work is needed first.
