Corringham is an old village that had a large amount of housing built around it in a hurry, and south of the whole arrangement the ground simply gives out into marsh. There is no ridge line down there, no wall of buildings, barely a tree worth the name. What that leaves you with is sky: a low, wide, uninterrupted southern horizon that most Essex streets never see. For a rooflight this is the best possible raw material and the easiest thing in the world to waste. Open sky means daylight, and it also means an unshaded run of summer sun straight at whichever roof slope happens to be pointing that way. The roofs Corringham actually has

Two building stories overlap here, and they left behind completely different roofs.

The older core came first, and it is the smaller part of the town by a wide margin. Buildings from before the twentieth century, on narrow plans, with steep pitches carrying plain clay tiles or natural slate over cut timbers that were sized by eye rather than by a design table. The roof spaces in these are tight at the eaves and useful at the ridge. Most of them have picked up a rear addition at some point in the last hundred years, often single storey and flat roofed, and that addition is almost always the darkest room in the house. Some of the fabric in a core this old will be listed, and that changes the conversation before it starts.

Everything else is the twentieth century arriving at speed. Corringham grew enormously in the decades after the war, in phases, with each phase built to whatever the standard detail of the day was. The early post-war housing has moderate pitches, hipped ends, concrete interlocking tiles laid in long identical runs and roofs that were cut on site: purlins, struts, a binder, and a void you can move about in near the ridge. That kind of roof takes a trimmed opening without anybody having to redesign it.

From the 1960s onwards the factory-made trussed rafter took over, and that is a different animal. A truss is a designed triangle where every member is doing a job, the timbers are thinner, they sit at close centres, and the space inside is crossed with webs. You cannot cut one out because it is in the way. Either the unit is narrow enough to sit between two trusses, or somebody designs a new way of carrying the load before anything is touched.

Later private building through the 1970s and 1980s filled in around the estates with cul-de-sacs and short crescents, deeper roof voids, sometimes an integral garage with a flat roof over it and a bedroom sitting on top. Newer development since has brought the most predictable roofs of the lot: modern trusses, a membrane under the battens, factory flashings that fit the tile they were made for.

The practical point is that Corringham has no single roof type, and the right answer on one street is genuinely the wrong answer three streets away. A conservation-style rooflight sunk into slate in the old core would look absurd on a 1970s concrete tile roof, and a wide opening that drops straight into a purlin roof from 1950 will not go into a trussed one from 1975 without an engineer being involved first.

Curved estate roads, and why aspect is a house-by-house question

Post-war estates were not laid out on a grid. They were laid out in loops, crescents and cul-de-sacs, partly for traffic and partly because it made a better-looking plan on paper. That decision, taken seventy-odd years ago by somebody who never gave rooflights a thought, is the single most useful thing to understand about installing one in Corringham.

On a Victorian terraced street every house faces the same two ways. You can stand at one end, work out the orientation once, and it holds for the whole row. On a curved estate road it holds for about four houses. Follow the road round the bend and the rear elevations swing with it. Two houses of identical design, built by the same gang in the same month, a short walk apart, can have back roofs pointing in directions ninety degrees away from each other. One of them takes sun from lunchtime until it sets. The other gets an hour of it in the morning and spends the rest of the day in its own shadow.

Hipped roofs complicate it further and in a useful way. A hip has four slopes instead of two, which means smaller planes but more of them, and it is common to find that the best-oriented face on the house is not the rear at all but a side hip nobody had considered. On a gabled roof you have two choices. On a hipped roof you have four, and one of them is usually better than the obvious one.

So there is no rule of thumb for an estate here, and anybody offering you one has not looked. The aspect gets established at the survey, on the actual roof, for the actual house, with a compass and with an honest account of what stands to the south of it. Everything downstream, the glass, the size, the number of units and whether they open, follows from that one reading. Get it wrong and no amount of money spent on the unit will rescue the room.

An open southern horizon: what it does to the light

Daylight through a rooflight is not really about the hole. It is about how much sky the glass can see. A roof window boxed in by taller buildings, mature trees and a rising skyline sees a narrow slice of sky and delivers accordingly. In Corringham the southern half of that view is essentially empty for a long distance, flat marsh under an open sky, so the same unit on the same pitch collects noticeably more of it.

That works even on grey days, which in this country is most of them. On an overcast sky the brightest region is not the horizon but the part more or less overhead, several times brighter than the sky near the ground. A wall window sees mostly the dim part. A rooflight looks straight at the bright part. It is why a modest rooflight will out-perform a much larger vertical window for general daylight in the same room, and why the argument for glass in the roof is strongest in exactly the sort of deep, single-storey rear addition that estate housing here is full of.

The sun is the other half of the story and it has two distinct personalities on this ground.

In high summer it climbs well up the sky and meets a pitched slope at an angle not far off square, which is the geometry that puts the most energy through a pane of glass. With nothing standing between the marsh and the tiles, a well-oriented slope in Corringham receives that from mid-morning until the evening without a break. No shadow arrives to rescue you at four o’clock.

In midwinter the sun barely gets up at all. It tracks low and long across that open ground, and because the horizon is clear it appears earlier and disappears later than it would behind a built-up skyline. That is heat and light you actually want, arriving in the months you want it. It is also low-angle glare in the eye, which the same glass that keeps summer heat out will happily reduce.

North-facing slopes deserve better than their reputation here. Where the sky is unobstructed, a north roof delivers soft, steady, glare-free daylight all day with no summer heat problem attached. In a town centre that would be a compromise. Backing onto open ground it is a genuinely good result, and the right response is to go a size up rather than to write the slope off.

Wind, driving rain, and the film on the outside of the glass

A south-westerly reaching Corringham has crossed water and then flat, wet, unbuilt land with nothing to break it up. Wind that has run over an unbroken surface for miles arrives smoother and faster than wind that has fought its way through a built-up area, and rain carried in it comes in at a shallow angle rather than falling. Shallow-angle rain is the specific problem for anything set into a roof, because it gets pushed at the head of the unit from below rather than running off the top of it.

The answers are all decisions made before the unit ever leaves the van:

  • The flashing kit has to match the actual covering. Deep-profile concrete tile, plain clay tile, slate and low-profile interlocking tile all need different kits, and a universal one persuaded into shape is where water gets in on an exposed roof years later.
  • Fixings specified for the exposure, not for convenience. Salt travels a long way inland on this stretch of the estuary and it is unkind to the wrong metal.
  • Powder-coated aluminium on external faces rather than anything relying on paint applied on site. Weather here finds site-applied finishes quickly.
  • Wind loading checked against the manufacturer’s figures for large panes. A big single unit on an exposed slope carries a bigger load than the same area split into two, and the fixing schedule has to reflect that.

Then there is the thing nobody mentions in a brochure: what settles on the outside of the glass. Air off the marsh carries salt, and a working riverside a short distance south carries its own share of airborne grime. Glass in a roof cannot be wiped in passing the way a window at eye level can, so a film builds up, and a film on the outer pane cuts the daylight the unit was bought for.

Two things deal with it. A self-cleaning coating on the outer face uses daylight and rainfall to break down and wash off the worst of the organic deposit, which on a rooflight is more useful than it is on a vertical window because rooflights get rained on properly. And on any unit above ground-floor level, a centre-pivot roof window that rotates through and locks in the cleaning position means the outer face can be washed from inside the room in two minutes. On a two-storey rear slope that is the difference between glass that gets cleaned and glass that never does. It is worth thinking about at the specification stage rather than the first time you look up at it in April.

Specifying the glass for a Corringham roof

Two numbers describe how a rooflight behaves in a house and they answer opposite questions. U-value is heat leaving on a cold night, measured in watts per square metre per kelvin, and lower is better; Part L of the Building Regulations sets the minimum you are allowed to install. G-value is solar energy coming in through the glass, scored from nought to one. Plain clear double glazing lands around 0.6, so roughly six tenths of the sun’s energy hitting it ends up in the room. The one thing worth being firm about: on a slope with a clear run at the southern sky, solar control is the starting point rather than an upgrade to consider later. A smaller unit in the right glass beats a larger one you keep permanently shaded. A blind only works when somebody pulls it. Glass works when the house is empty.

Getting to the roof: access around Corringham

Access here is mostly good news, with a couple of specific catches.

The ground is level across most of the town, which sounds unremarkable until you have tried to stand a scaffold on a garden that falls away three metres. Level ground means the base goes down conventionally, the lifts run true, and the rear eaves height is the height it looks from the front. That takes a real variable out of the job.

Post-war semis and the later private housing are the straightforward cases. A side return, a driveway, room to bring materials round the outside of the house and stand a tower or a small scaffold without disturbing anybody. Work of that sort tends to run to programme because nothing is fighting you.

Terraced runs and linked-house blocks on the estates are the ones to think about in advance. With no side passage, everything either goes through the house or comes in along a rear alley. Alleys need looking at rather than assuming: they are often narrower than the plan suggests, they may be soft underfoot after wet weather, and they run behind other people’s gardens, so the neighbours have to be content with it. Where the route is through the house, protecting the floors, the stairs and the doorways properly is as much a part of the job as the roof work.

The older core behaves like every old core: frontages tight to the lane, limited room for a lorry, contested parking, and the occasional plot that is genuinely easier to reach with two people and a hand-carry than with a wagon. None of that stops the work. It changes how long the first morning takes, and it is a much better thing to establish at the survey than to discover on the day the scaffold arrives.

One last ground condition worth naming. Gardens on the softer, lower-lying edges of the town can take a scaffold leg further into the turf than anyone expects after a wet week. Sole boards and spreader plates are the answer and they cost almost nothing. Not using them is how a scaffold ends up out of level halfway through a job.

Planning permission and Building Control under Thurrock Council

Corringham sits in Thurrock, and Thurrock is a unitary authority. That matters more than it sounds. It means one organisation, Thurrock Council, deals with both the planning side and the Building Control side, and it means the area is outside the Essex County Council structure altogether. Guidance you find written for the Essex county area is not the reference for your address. This is one of those administrative details that costs people a fortnight when they get it wrong.

Read the following as background rather than as a decision about your own house. Every property has a documented status held by the council, and that record is the only thing that settles the question.

For a house, a rooflight is usually permitted development, and the conditions attached to it are measurements rather than matters of taste. Nothing about the unit may stand more than 150 millimetres clear of the existing roof surface. No part of it may finish higher than the highest part of the roof. If it goes into a side elevation and sits lower than 1.7 metres above the floor inside, the glazing has to be obscured and the opening restricted. Meet those and there is generally no application to submit.

The circumstances that override all of that are worth checking early:

  • Flats and maisonettes have no permitted-development rights for rooflights. An application is required whatever the size of the unit, and estate development of this era includes plenty of flatted blocks.
  • Listed buildings need listed building consent before anything happens to the roof, regardless of what the permitted-development rules would otherwise allow. The older core is where that question arises.
  • Designated areas exist and their boundaries are not guessable. They do not follow road names or postcodes, and two houses in a row can fall either side of a line. Ask the council about your address rather than reasoning from a job your neighbour had done.
  • The roof may not be entirely yours to alter. Leasehold titles, retained freeholds and roofs that run continuously across more than one home all mean someone else has to agree first, and that consent runs on its own timetable, separate from planning.

Where consent is needed, the specification is what carries the application. A unit sitting flush within the plane of the covering rather than proud of it. A slim dark external frame instead of a chunky white one. A glazing bar to break up a wide pane where the building is old enough for that to matter. A position off the main public face of the house. Nobody can promise you an approval and we will not pretend otherwise, but that is the sort of scheme an officer has a reason to agree to.

Building Regulations run on a separate track and they apply whichever way the planning question falls. A new opening is notifiable and so is enlarging an existing one. Part L covers thermal performance, Part K covers safety glazing and guarding, which is why overhead glass has a laminated inner leaf so it holds together rather than falling into the room. Do I need planning permission for a rooflight in Corringham?

My only usable slope faces north. Is it worth doing?

Yes, and it often turns out better than people expect. With an open sky and nothing tall nearby, a north slope gives even, glare-free daylight all day and there is no overheating to design around. Specify clear glass instead of solar control, put the saving into a better U-value, and go slightly larger than you would on the sunny side.

How would I clean the outside of it on a two-storey roof?

From inside, if the unit is chosen with that in mind. A centre-pivot window rotates and locks so the outer face comes to you. Add a self-cleaning coating on the external pane and rainfall does most of the work between times, which matters here because air off the marsh and the riverside leaves a film on glass and a film costs you daylight.
