How long does it take to fit a roof lantern?
Fitting the lantern itself is usually a one-day job once the flat roof and upstand are ready to take it. The full piece of work, from the first cut in the ceiling to the last bead of sealant, runs one to three days for a standard rear-extension lantern, and longer only when a structural opening has to be formed or the roof deck needs rebuilding first.
The day the lantern lands, and the days around it
It helps to separate two things that get blurred together. There is the moment the glazed frame goes on, and there is the whole job that surrounds it. A single lantern of ordinary size, say up to about two and a half metres on its long side, is often craned or hand-lifted onto a prepared upstand and made watertight inside one working day. That is the part people picture when they ask how long it takes.
The days on either side are where the real time goes. Before the frame arrives there is the timber or insulated upstand to build and dress, the roof covering to lap up against it, and the internal opening to line and finish. After it is on, there is flashing, sealing, plastering the reveal and making good. On a clean job with everything ready, all of that fits into two or three days on site. Split across trades, the sequence usually reads: prepare and open up, build the upstand, fit and seal the lantern, then finish inside once the structure is proven weathertight.
What pushes it from one day to three
Size and weight are the first variable. A small lantern comes as one lifted piece and two people can manage it. A large one, four metres or more, arrives as a frame plus separate glazing units that are assembled and glazed in place, and a big sealed unit can weigh well over fifty kilograms per pane. More panes means more lifting, more setting out and more time on the roof.
Access is the second. A single-storey rear extension with a clear garden behind it is quick, because glass and frame can be passed straight up from ground level. A lantern going over a room with no side access, or above the first storey, may need the units carried through the house or lifted by a crane or a mechanical hoist, and arranging that access can add a day on its own.
The condition of what you already have matters too. If a tired lantern or a run of rooflights is coming out and the opening, the upstand and the deck are sound, the replacement drops into the space that is already there and the job is short. If the upstand is the wrong height, out of square, or the flat roof around it needs relaying, that groundwork comes first and stretches the timeline. Replacing a failed unit is straightforward work; rebuilding the hole it sits in is not, and only a look at the roof tells you which one you are facing.
Weather is the last one, and it is not a small factor near the coast. A lantern cannot be sealed properly in driving rain, and lifting large glass in a strong estuary wind is not safe. A settled dry spell keeps the schedule tight. A wet week can pause a job that is otherwise ready to finish.
The lead time before anyone turns up
The single biggest chunk of the calendar is not the fitting at all. It is the wait for the lantern to be made. Most roof lanterns are built to the exact size of your opening, and once the survey measurements are confirmed the frame and glass go into manufacture. That build and delivery typically takes two to four weeks for a standard aluminium lantern, and longer for a bespoke shape, a non-standard colour or a specific glass specification.
So the honest answer to a homeowner has two halves. The physical fitting is measured in days. The project from your decision to a finished ceiling is measured in weeks, most of which is manufacturing time while nothing is happening on your roof. If you need the room usable by a date, the survey and order are the steps to get moving early, because the days on site are the easy part to schedule.
A sensible order of events looks like this:
- Survey and final measurements, so the unit is made to fit.
- Order placed, then two to four weeks while the lantern is manufactured.
- Preparation on site: opening formed or checked, upstand built.
- Lantern lifted, set, flashed and sealed, usually one day.
- Internal finishing: reveals lined, plastered and decorated.
Two bits of paperwork sit alongside that calendar. A new or enlarged roof lantern is notifiable under Building Regulations, with Part L covering thermal performance and Part K covering safety glazing. That notification runs in the background and does not usually hold up the fitting. We make the Building Control notification to Southend-on-Sea City Council, or the relevant local authority, on your behalf, so it is not a task left sitting on your side of the schedule. Most rooflights on a house are permitted development if they project no more than 150mm above the roof plane and sit below the ridge, so a straightforward rear lantern rarely needs a planning application. Conservation areas, flats, listed buildings and the Article 4 zones around Leigh are the exceptions, and where a planning application is needed that is the step that can add weeks to the front of the project. It is worth checking your address with the local authority before you order, since that timeline sits outside the fitting entirely.
Where the glass choice adds a step, and why it is worth it here
The one decision that can lengthen the lead time and is worth waiting for is the glass. A roof lantern is horizontal glazing, so it sees the high summer sun almost square on and orientation barely protects it. If it sits over a south-facing extension, and in Southend that is common because so many of the 1930s semis have their gardens and rear additions facing south across the estuary, a clear double-glazed unit turns the room into a solar collector. Clear glazing has a G-value of around 0.6, meaning roughly sixty per cent of the sun’s heat comes straight through. Solar-control glass brings that down to nearer 0.3, and the room stays bright without cooking under the glass in July.
Specifying that glass does not add days to the fitting. It can add a week or two to the manufacturing wait, because the coated units may be a special order rather than stock. That is the trade worth planning for rather than skipping to save time, since the opening is only cut once and the glass is the one variable you cannot easily change later. Once someone has stood in the room, checked which way it faces, looked at the state of the flat roof and measured the opening, the schedule stops being a general answer and becomes your dates: the manufacturing wait, the days on site, and when the room is back in use.
