Aveley sits on flat, low ground in Thurrock, well inland of the estuary and about 27 miles by road from Southend. There is no cliff here and no water throwing light back at you, so the skylight problem is a different one. Aveley grew in planned blocks: an old village core, a large post-war estate laid out in regular rows, and newer development on the edges. When a town is built to a plan like that, the direction your rear roof slope faces was decided by the estate designer, not by you, and whole streets end up sharing the same orientation and the same roof. That is the thing to work with here. Read the era of the roof and the way the row is turned, and the right glass follows.

The roofs Aveley actually has

Aveley is not one kind of house. It is three or four, and they sit in fairly clear zones rather than mixed together, which makes a roof easier to read here than in a town that grew slowly.

The village core is the oldest part. Here you find the smaller, older cottages and the mixed frontages that predate the big twentieth-century expansion, on tighter plots with steeper pitches and, in places, natural slate or plain clay tile on older timbers. Rooms in the roof turn up more often in this part of the town because the footprints are narrow and the only way to add space was upwards. These are the roofs where any conservation consideration, if one applies at all, is most likely to sit, and they are the ones where the choice of unit matters most to how the house reads from the street.

The largest single group is the post-war estate housing. Aveley took a big planned expansion in the middle of the last century, and much of the town is made up of semi-detached and short terraced houses from that era, laid out in long consistent runs. Roofs there are typically hipped, covered in concrete interlocking tiles, at a moderate pitch, on purlin-and-strut structures that repeat from house to house. The value of that repetition is real: the roof timbers you find above one ceiling tend to match the pattern two doors down, so a survey on a single house tells you a great deal about the rest of the row. The rear slopes are broad and unbroken, which is exactly what you want to put glass into.

Then there is the later material. Infill from the closing decades of the last century and the substantial new development on the edges of the town bring shallower pitches and trussed roofs. A trussed roof is a different animal. The timbers are lighter, closer together and braced as a single engineered frame, so you cannot simply cut three of them out to make a big opening. New-build lofts are also often shallow and sometimes already have a rooflight or two fitted from the factory, which changes the conversation from putting light in to putting the right light in.

Those groups need different answers. A large modern roof window that suits a broad post-war rear slope would overwhelm a small cottage roof in the old core, and a plan drawn for a purlin roof does not transfer to a trussed one without the structure being looked at first.

Which way your rear slope faces

On a planned estate the orientation question answers itself once you know which side of the street you are on. The houses were set out in rows, so every house in a run faces roughly the same way, and the rear slope that you would naturally glaze faces the same way for the whole terrace. One side of a street gets a south-facing rear roof and a lot of sun. The other side gets a north-facing rear roof and very little. Two neighbours with identical houses can need opposite glass for the same room.

Aveley being flat and fairly open changes the sums compared with a hillside town. There is no ground rising to shade a slope in the afternoon, and on the more open edges towards the marshland the sky is genuinely wide, so a south-facing rear slope here collects sun through the middle of the day for most of the year with little to block it. What Aveley does not have is the estuary. There is no water surface nearby bouncing a second helping of low sun back up at a shallow angle, so the specific low-angle glare that troubles a clifftop kitchen is not the issue. The issue here is straightforward overhead and mid-height solar gain on the sunny rows, and the answer is to control it in the glass rather than to fit a bigger opening and shade it later.

On a north-facing rear slope the opposite is true. The room is short of light, not short of shade, and clear glass earns its place because you want every scrap of daylight and warmth you can get. The mistake on those rows is to specify heavy solar-control glass out of habit and end up with a room that is still dim. The orientation has to be checked, not assumed, and that is a five-minute job at the survey.

Specifying the glass for an Aveley roof

Choosing the frame is quick. What settles whether the room works in July is the glass, and two numbers describe it.

The first, the U-value, tells you how fast heat leaks out in winter, quoted in watts per square metre per kelvin, and the lower the figure the better it holds warmth. Part L of the Building Regulations sets the level any new rooflight has to reach. The second, the G-value, tells you how much solar heat gets through, on a scale of 0 to 1. Plain double glazing runs at about 0.6, meaning around three-fifths of the sun’s energy that strikes the pane ends up in the room. Solar-control double glazing runs at about 0.3, so roughly half that. On a south-facing estate rear slope in Aveley, those two numbers are the difference between a bright room you enjoy all summer and one you retreat from by mid-morning.

The figures are industry-general and shift with the manufacturer and the unit size, so read them as the shape of the decision rather than a quote. The logic does not shift: on a sunny Aveley slope, solar control is the starting point, not an upgrade you might add. It is usually better to fit 0.3 glass in a sensibly sized opening than a larger clear-glazed unit you spend five months of the year shading. The acoustic line in that table is an Aveley point worth drawing out. The town sits inside the ring of major roads that carry Thurrock’s traffic, with the A13 and the M25 not far off, and on the roofs closest to those routes a laminated acoustic inner pane makes a noticeable difference to how quiet an overhead window is at night. It is the same laminated glass that satisfies the safety requirement for an overhead unit, specified with sound reduction in mind. You are not paying twice for it.

Getting to the roof: access in Aveley

Access is often what decides how long a job runs, and in Aveley it is mostly kind, which is not something you can say everywhere in south Essex.

The post-war estate houses are the easy ones. They sit on decent plots with side access, driveways and gaps between buildings, the ground is level, and eaves heights are predictable because the houses were built to a standard. Scaffold or a tower goes up in a sensible place without a fight, materials come in off the drive, and the first morning is not eaten up by working out how to get to the roof. Level ground under a scaffold is worth more than people realise, and here you generally have it.

The village core is tighter. Older frontages, narrower access and less room to swing a scaffold mean a job there is planned around what the plot actually allows rather than dropped in to a standard layout. It is rarely difficult, but it is worth surveying properly rather than assuming the estate rules apply.

The new development on the edges brings its own wrinkle. Newer streets can be laid out with shared parking courts and less private frontage, so the practical question is where a scaffold stands and how materials reach it, not how high the roof is. That is a matter of planning the day, and again it is better settled at the survey than discovered on the morning.

When an old unit has given up, misted between the panes, lost its seal or dated so badly it drags the room down, swapping it for a new one is squarely our work, and it tends to be quicker than owners expect because the hole in the roof is already there. Planning and Building Control in Thurrock

Aveley is in Thurrock, and this is where it differs from the Southend side of our patch. Thurrock is a unitary authority, so both planning and Building Control run through Thurrock Council rather than through Essex County Council or a Southend body. That is worth knowing simply so you approach the right office from the start.

On a house, a rooflight is generally permitted development. As a rule of thumb it should project no more than 150 millimetres beyond the roof plane, sit below the ridge, and, on a side elevation below 1.7 metres from the floor, use obscure glazing with restricted opening. Meet that and no planning application is usually needed. The exceptions matter though. Flats and maisonettes do not carry those rights, listed buildings need consent regardless of the roof, and conservation areas and any Article 4 zone change the position. Aveley has an older village core, and whether any part of it carries a conservation designation is exactly the kind of thing to confirm with Thurrock Council before you order anything, rather than to guess from the age of the house. Treat the permitted-development rule as general guidance and check your own address.

Building Control sits apart from planning and catches far more jobs. Putting in a new rooflight, or making an existing one bigger, has to be notified under the Building Regulations. The thermal side falls under Part L, which is why the finished unit has to meet an accepted U-value, and the safety side falls under Part K, which is why an overhead window carries a laminated inner pane. That notification to Thurrock Council is something we lodge for you as part of the installation, so there is nothing for you to file or follow up.

The order of work on a typical Aveley install runs like this:

  1. Survey. We look at the roof outside and the timbers inside, judge the aspect and how much sun the slope will gather through the year, and settle the planning position for your address.
  2. Specification. Unit, size, position and glass. The G-value gets decided here, and here is where we will argue against a wide sheet of clear glass on a sunny slope.
  3. Any planning application the designation calls for, alongside the Building Control notification.
  4. Access. Scaffold or tower, matched to the plot, which on most estate houses is undemanding.
  5. Fitting. One roof window in a standard estate roof runs to about a day. A pair in a loft, a day or so more. A lantern over a rear extension turns on the upstand and the size of the opening.

Is planning permission needed for a rooflight here?

On a house, usually not. As long as it stands no more than 150 millimetres off the roof plane and stays below the ridge, a rooflight normally counts as permitted development. Flats and maisonettes, listed buildings, and anywhere inside a conservation area or an Article 4 zone are the exceptions. Given Aveley’s older village core, the sensible move is to have Thurrock Council confirm your address before you commit, rather than trust a rule of thumb.

Which council handles my rooflight, Essex or Thurrock?

Thurrock. Thurrock is a unitary authority, so planning and Building Control both go through Thurrock Council, not the county council. It sits outside the Essex county administration even though it is geographically part of the same area, so make sure any enquiry starts in the right place.

Won’t a south-facing rooflight overheat the room?

Only if it is clear-glazed. Move to solar-control glass with a G-value near 0.3 and you cut the incoming solar heat to about half that of plain 0.6 double glazing. Pair that with a reasonable size and an opening leaf for a through-draught, and a south-facing rooflight on an Aveley estate roof holds its temperature across the summer. On a north-facing slope the danger is the reverse, a room left too dim, and clear glass often serves better.

My street backs onto a busy road. Can you cut the traffic noise?

Yes. An acoustic laminated inner pane reduces the noise that comes through an overhead window, and because an overhead unit already needs laminated safety glass, it is a sensible upgrade rather than an extra layer. It makes the most difference on the elevations closest to the main routes around the town.

I have a newer house with a trussed roof. Can I still have a skylight?

In most cases yes, but the structure sets the terms. Trussed rafters are an engineered frame and cannot simply be cut, so the opening is sized to fit between them, or a structural alteration is designed first. It is one of the first things we check at the survey, because it decides how big a unit the roof will take.

Who deals with the notifications and forms?

We do. The Building Control notification goes in to Thurrock Council under our name as part of the installation. If a planning application is also needed, we will explain what the council will be assessing and specify the unit to suit.
