Chelmsford was laid out in rows, and the rows settle most of the argument before anyone gets a ladder out. A Victorian terrace near the centre gives you one usable roof plane at the back, one at the front, a party wall on either side and a chimney stack sitting in the middle of both. The interwar streets behind have more roof and more room around the house. The estates on the edge of the city have trussed rafters at fixed centres and a shallower pitch than either. And at roughly twenty-two miles from the estuary there is no reliable sea breeze to carry off whatever the glass lets in, so the specification has to do the cooling by itself.
The roofs Chelmsford is made of
Three broad eras, and they behave completely differently under glass.
Closest to the centre you get the Victorian and Edwardian terraces. Narrow frontages, two storeys, natural slate or plain clay tile laid at a steep pitch because that is what those coverings need to shed water. A stack on each party wall. Behind the main block there is usually a rear outrigger, the back addition that holds the kitchen, roofed either as a lean-to mono-pitch or, where somebody has rebuilt it, flat. The Edwardian end of that stock is a little wider and often bay fronted, with a hipped roof on the end-of-terrace houses and a slightly gentler pitch.
Then the interwar suburbs, which cover a lot of ground here. Bay-fronted semis and short terraces with hipped roofs, interlocking concrete tiles, and a cut roof underneath: rafters, purlins and struts, put together on site by a carpenter. Those roofs have real volume in them and they can usually be opened up without drama, which is why so many of them have already been converted.
Then everything from the 1960s onwards, which is a large share of the city. Trussed rafter roofs, factory made, delivered flat and craned into place. Shallower pitch, smaller format tiles, and a loft full of diagonal timber webs. The later estates often use attic trusses instead, which leave a clear room shape in the middle and change the conversation entirely.
Sitting across all three there are rear extensions of every vintage, nearly all flat roofed, nearly all deeper than the light coming through the back doors can reach.
A terraced row decides your orientation before you do
On a street of terraces the houses all point the same way. Every rear slope on one side of the road faces one direction and every rear slope opposite faces the reverse. Two neighbours facing each other across the tarmac have the same roof, the same pitch, the same tile, and they need different glass. That is worth saying out loud because people ask what their neighbour had fitted, and the neighbour across the road is the one person on the street whose answer does not apply.
The geometry underneath it is simple. At this latitude the midsummer noon sun sits around sixty degrees above the horizon. At midwinter noon it is around fifteen. Add the sun’s altitude to your roof pitch and if the total lands near ninety, the sun is striking that plane almost square on and delivering close to everything it has. A thirty degree slope facing towards the summer sun at midday is very nearly in that position. A vertical window in the same wall at the same moment is taking the light at a glancing angle and reflecting a good share of it away. That difference is the entire reason a rooflight can overheat a room that a window of the same area never would.
So the direction of your rear slope matters more than the size of the opening:
- South-facing rear slope. Loaded from mid-morning to late afternoon, all summer. Solar-control glass is the starting point, not an extra.
- West-facing rear slope. The hardest one in the city. It takes its sun in the late afternoon and evening, by which time the brickwork, the room and the outside air have been warming all day. The same amount of energy arriving at five o’clock does more damage than it does at ten.
- East-facing rear slope. Bright early, then off the boil. Usually comfortable by the evening, and a good candidate for a larger opening than you would dare put on the west.
- North-facing rear slope. Steady, even, cool light with almost no direct gain. Dark in winter, but the best light in the house to work or paint under, and the one place clear glazing earns its keep.
Chelmsford has no cliff and no coastal fall to complicate this. The ground lies broadly level or gently rolling, so nothing in the landform shades a roof. What shades roofs here is other buildings and mature garden trees, and both of those are worth checking at survey rather than guessing, because a large tree that shades a slope in July does nothing for it in March once the leaves have gone.
Twenty-two miles from the water, and what that removes
Coastal south Essex spends most summer afternoons under moving air off the estuary. Chelmsford does not get that with any reliability, and the consequences for a rooflight are practical rather than poetic.
Ventilation through an opening unit is driven by pressure difference. Outside, that comes from wind. A terrace is sheltered on both flanks by the houses attached to it, so wind speed at roof level in the middle of a row is lower than it is on an exposed plot, and lower again than anything on the seafront. Open a rooflight on a still August afternoon in Chelmsford and the air does not simply pour out of it.
What does work inland is stack effect: warm air rises, and if you give it a high outlet and a low inlet it will leave on its own. That is why an opening rooflight positioned at the top of the house earns far more than one positioned low, and why it needs a window open downstairs to feed it. On a two-storey terrace the stairwell is the perfect chimney for this, and it happens to be the darkest part of the plan as well.
The second inland effect is heat storage. Brick, concrete tile, paving and road surface all absorb through the day and give it back after sunset. A dense street of terraces cools more slowly in the evening than an open site does, so the house starts the next day warmer than it should. The remedy is a night purge: leave the high unit open overnight where security allows, pull cool air in low, and dump the day’s heat before morning. An electrically operated unit with a rain sensor makes that a habit rather than a decision, which is a strong argument for an electric rooflight at stairwell height rather than a pole-operated one.
Winter cuts the other way. Away from the moderating effect of open water, inland frosts here bite harder than they do on the coast. That pushes the U-value up the priority list and makes the reveal detail matter: splay the plasterboard back from the frame so warm room air can wash across the glass, and insulate the reveal properly. A square, tight, uninsulated reveal is where condensation collects on a cold January morning, and it is a detail decided at installation, not afterwards.
Where a rooflight can actually go on a terrace roof
Terraces look simple from the street and are the most constrained roofs in the city to work on.
The obstructions are fixed
You have a party wall on each side, and on a mid-terrace you cannot go near either. You have a chimney stack, often on the party wall line, sometimes central in the plan, and the flashing zone around it is out of bounds. What you are left with is the clear run between them. On a narrow Victorian frontage that clear run can be well under two metres wide, which sets the maximum unit width before anything else does.
The rafters set the width
A cut roof of that age usually runs rafters at 400 or 450 millimetre centres. A roof window up to around 780 millimetres wide means trimming out a single rafter and installing new trimmers above and below, which is ordinary work on a purlin roof. Going substantially wider means interrupting two, and at that point the opening needs designing rather than deciding. Two slim units side by side often give more usable light than one wide one anyway, because the light lands in two places instead of one bright stripe.
The back addition is usually the best value
The rear outrigger holds the kitchen and is normally the darkest room in a terrace, boxed in by the neighbour’s outrigger on one side and its own wall on the other. If it has been rebuilt with a flat roof, a fixed flat rooflight over it changes that room more than anything you could do to the main slope. If it still has its original lean-to pitch, a single unit set into it does the same job at a lower cost than a loft job.
Some rows have valley roofs
Where a terrace was built with an M-shaped or valley roof hidden behind a parapet, the two small slopes drain to a central gutter. Nothing goes in that gutter, ever, and the working area between the parapets is tight. It is perfectly possible to glaze one of those slopes, but it is a survey job before it is a quote.
Access is through the house
A mid-terrace has no side return, so there is no route to the back garden except the hall. Scaffold for a rear slope has to be carried through in sections and erected in a long narrow garden, and the materials follow the same path with dust sheets down the whole way. Some rows have a rear service alley and that changes the day completely, so it is one of the first things we check. If the work is to the front slope, scaffold standing on the public footway needs a licence from the highway authority, and that has lead time attached to it, so it goes in the diary at the survey and not the week before.

Trusses, pitch and what the newer estates will take
Cross into the post-war and modern suburbs and the constraint moves from the chimney to the timber.
A trussed rafter roof is an engineered frame. Every diagonal web in it is carrying load, and cutting one without a designed replacement takes strength out of the roof. Trusses are commonly set at 600 millimetre centres, which leaves a clear gap of roughly 550 millimetres between them. A narrow roof window sized to slot into that gap goes in without touching the structure at all. Anything wider means a structural alteration designed for that roof, which is a real option and a real cost, and it is better known about at the start.
The practical answer on most estate houses is a run of two or three narrow units spread across the rear slope rather than one wide one. It is not a compromise so much as a better distribution: light entering at three points across a ceiling gives a much flatter, more even result than a single bright pool.
Pitch matters here too. Interlocking concrete tiles let modern roofs sit far shallower than a slate roof ever could, sometimes down towards the low twenties in degrees depending on the tile. Most roof windows have a minimum pitch, commonly around fifteen degrees, below which the unit is not designed to shed properly. Under that, the right product is a flat roof rooflight on a kerb, not a pitched window forced into service.
Later estates built with attic trusses are the easy case. Those leave a clear room shape in the middle of the roof, which is why so many of them came with a room up there from new, and they take roof windows in pairs without any structural conversation at all.
Access on the estates is the straightforward part. Driveways, service margins and space at the side mean scaffold goes where it should go, the van parks near the work, and the first morning is spent on the roof rather than carrying things.

Choosing the glass for a Chelmsford roof
Two numbers decide how a rooflight behaves. U-value measures heat escaping outwards in winter, in watts per square metre per kelvin, and lower is better. Part L of the Building Regulations sets the level a new unit has to reach. G-value measures how much of the sun’s heat passes inwards, on a scale from 0 to 1. Clear double glazing runs around 0.6, so roughly sixty per cent of the solar energy landing on it arrives in your room. Solar-control double glazing runs around 0.3.
On a west-facing Chelmsford slope, halving the solar gain is the difference between a room that works in July and one that gets abandoned until September.

Those figures are industry-general and shift with the manufacturer and the size of the unit, so read them as the shape of the decision rather than as a quotation. Internal blinds help with glare but not much with heat, because by the time the blind sees the sunlight the energy is already inside the room. Glass filters it at the boundary, which is the only place filtering it actually works.
Planning permission and Chelmsford City Council
Chelmsford City Council is the local planning authority here and it also runs Building Control, so both halves of the paperwork sit with the same body.
On most houses a rooflight is permitted development. The general test is that it projects no more than 150 millimetres beyond the plane of the roof, that it sits below the highest part of the ridge, and that on a side elevation below 1.7 metres from the finished floor it is obscure glazed with restricted opening. Meet those and no planning application is needed. Treat that as guidance rather than a ruling, because the exceptions are the interesting part.
- Flats and maisonettes never had the right at all. This matters more near the centre than people expect, because plenty of larger older houses have been divided at some point. What counts is what your home legally is, not what the front elevation looks like.
- Listed buildings need listed building consent for work to the roof, separately from anything else.
- Conservation areas change the test. The council designates and maps them, and boundaries do not follow street names or postcodes in any pattern you could work out from the pavement. In some designated areas a Direction can remove permitted-development rights for roof and window changes entirely, so an application is needed where it otherwise would not be.
The only sound way to settle any of this is to check your specific address against the council’s own mapping. A neighbour’s rooflight is not evidence, and neither is a rule of thumb from a contractor, including us. Where an application is needed it goes in before anything is ordered, because the unit you apply with is part of what is being assessed.
Building Regulations are separate and they apply either way. A new or enlarged rooflight is notifiable. Part L covers the thermal performance of the unit and Part K covers safety glazing and guarding, which is why the inner pane of an overhead unit is laminated rather than toughened. Where an existing unit has misted between the panes, lost its seal, or simply dated to the point where it spoils the room, taking it out and installing a new one is our work, and it usually moves faster than people expect because the opening and the trimmers already exist. All of this is settled at the survey, because it changes the timescale more than the installation itself does.
Will an opening rooflight be enough to cool the room?
Only if air can get in somewhere else. Inland and mid-terrace there is not much wind pressure to help, so ventilation depends on warm air rising out of a high opening while cooler air comes in through something lower down. One rooflight on its own in a closed room moves very little. The same unit with a downstairs window open moves a great deal.
