Hutton was laid out rather than grown. Long parallel roads, wide plots, pairs of semis repeating down each side, and behind them the later estates that filled in afterwards. That regularity is the useful thing about working here. Once you have been in one roof void on a road, you have a fair idea of what the next few hold, and once you know which way a street runs you know which houses are going to bake and which are going to stay dull. Almost every decision on a Hutton rooflight comes back to two questions that the estate plan already answered for you: which way does the back of the house look, and what shape is the roof over it.

The stock here divides by decade, and the decade tells you most of what you need before anyone gets on a ladder.

The between-the-wars semis

Bay fronts, hipped or half-hipped roofs, and coverings that are either plain clay tile or one of the early interlocking concrete patterns. Underneath is a roof cut on site: rafters carried on purlins, purlins propped by struts that come down onto a spine wall or the party wall in the middle of the pair. There is real height under the ridge, and the void is clear enough down the centre to stand up in. These take a decent opening and they take it without much argument, provided the trimming is worked out from the timbers that are genuinely up there rather than from a standard drawing.

The post-war expansion

The bigger part of Hutton came afterwards. Wider frontages, simpler gabled or hipped forms, concrete interlocking tiles almost throughout, and pitches that got progressively shallower as the tile makers allowed them to. The earlier post-war houses still have cut roofs. Somewhere through the sixties that stops and the factory-made trussed rafter takes over, which is the single biggest structural dividing line in the town. Two houses within a few minutes’ walk of each other, both semi-detached, both brick, both perfectly ordinary from the road, can want completely different work above the ceiling.

Bungalows and chalets

Suburban Essex of this period put up a lot of single-storey and chalet housing, and Hutton has its share. A chalet already has rooms in the roof, which sounds like it makes life easy and does the opposite: the eaves are low, the floor of the upper room sits close to the wall plate, and the space either side of any dormer is taken up with cheeks and a valley. On those houses the rooflight is often the only way to get daylight into a corner, because there is no wall left to put a window in and no room to add another dormer without redesigning the front of the house.

The additions

Then there is everything bolted on since. Wide plots invited wide extensions, so the rear additions here tend to be broad rather than deep, with a large uninterrupted flat or very shallow roof over them. That is frequently the single best piece of roof on the whole property: no hips, no valley, no ridge to keep clear of, and the room below it is usually the one people spend most of their day in.

Same street, opposite answers

Estate layouts run in parallel. That means the rear elevations on one side of a road all look one way and the rear elevations opposite all look the other, and the difference between the two is not a detail. It is the whole specification.

A rear slope that looks anywhere between south-east and south-west collects sun from the middle of the morning through until evening, right across the months when you would rather the room stayed cool. A rear slope pointing the other way gets soft, even light that barely shifts through the day and never once causes a problem. Same builder, same year, same tiles, same rafters, opposite requirement.

Hutton makes this unusually easy to see, because the houses genuinely are repeats of each other. If the family whose back garden meets yours has a converted loft that becomes unusable by three in the afternoon, and your rear slope faces the same way theirs does, you have your answer without measuring anything. If the identical house across the road is perfectly comfortable, that is not because they bought a better window. It is because their roof points away from the sun.

The other thing wide plots give you is choice. On a tight terrace the front slope faces the street and the back slope faces the yard, and that is that. Here the houses stand apart, the gardens are deep and there is very little tall enough nearby to interrupt the sky on either side of the ridge. So both slopes are genuinely available, and you can put the glass where the light suits the use rather than where the room happens to be. A study or a workshop wants the steady north light. A sitting room or a kitchen can take the sunny side, once the glass is doing its job. Being able to pick the slope is worth more than being able to fit a larger window, and it is a choice a lot of houses in south Essex do not get.

Distance from the water matters here too, in the direction people do not expect. Hutton sits roughly 22 miles by road from the estuary, far enough inland that nothing coastal reaches it. The sun landing on the tiles is exactly the same sun. What has gone is the movement of air that makes a glazed room at the shore bearable on a July evening, and the overnight drop that comes with it. Heat that gets into a shallow suburban loft on a still inland night has very little reason to leave it, which is why an opening unit high in the room does as much work here as the coating on the glass.

Shallow pitches, and what they quietly rule out

This catches people out on the post-war stock more than anything else does.

Roof coverings have minimum pitches, set by how far water can be pushed back up a lap before it gets underneath. Plain clay tiles want something around 40 degrees. Natural slate will go lower. Interlocking concrete tiles, which is what most of Hutton is wearing, are the reason roofs got flatter after the war, because the good ones will lay down into the low twenties and some patterns will go to around 17 degrees. Builders used every bit of that, because a shallower roof is cheaper to build and needs less timber.

The consequence upstairs is that a fair number of roofs in the later parts of the town sit well below the pitch a standard roof window is designed for. Most centre-pivot and top-hung units are made to work from about 15 degrees upwards, and the flashing kit assumes the water will keep moving. Take a unit intended for a 30-degree slope and drop it onto something much flatter and you have built a place for water to sit.

There are proper answers to that, and none of them involve pretending the pitch is steeper than it is:

  • Choose a unit rated for the actual pitch, with the flashing kit made for that pitch and for that tile profile, not a universal one persuaded into shape.
  • Mount the glass on an insulated kerb, which lifts the unit above the covering and gives the water somewhere to go. On the flattest roofs this is the sensible route rather than a compromise.
  • On the extension roofs, treat it as a flat roof installation from the start, because that is what it structurally is, and the detailing is better for it.

Measure the pitch before you fall in love with a particular window. It is the one number that can quietly remove half the catalogue.

Cut roofs, trusses and the wall down the middle

Structure decides how big the opening can be, and in a town of semis there is an extra party to the conversation.

A cut roof, which is what the interwar and earlier post-war houses have, can be opened up. Rafters get doubled either side of the new opening and trimmers go in across the head and the foot, so the load that used to run through the missing rafters travels around the hole instead. It is ordinary carpentry, done properly, and those roofs will accept more glass than owners tend to expect.

A trussed rafter roof is a different object. Every truss is a designed frame, and the diagonal webs crossing the void are holding it in shape rather than just filling space. Cut one and you have taken a member out of a structure that had no spare capacity built into it. Between two trusses at typical centres there is room for one roof window and no more, so on the later Hutton estates the frame sets the width of the opening before the room has any say in it. Anything wider means a designed alteration, with steel or engineered timber taking over the load path, and that design forms part of the Building Regulations submission.

Then there is the party wall. Semi-detached means one roof structure over two houses, with purlins and struts frequently bearing on the wall in the middle. Most rooflight openings sit well away from it and nothing arises. Where structural work would bear onto or cut into that shared wall, the Party Wall etc. Act 1996 applies and the neighbour has to be served notice, with a fixed period before work can start. It is not a hurdle so much as a piece of timing, and the time to establish which side of the line a job falls is at the survey, not the week the scaffold is booked. Detached houses on the wider plots skip this entirely.

The glass, and the number that decides your August

The frame is the part people compare. The pane is the part they live with.

U-value describes how quickly heat leaves through the unit, measured in watts per square metre per kelvin, and a lower figure is a better one. Part L of the Building Regulations sets the standard a new rooflight has to meet, so this number is partly chosen for you. G-value describes how much of the sun’s energy the glass lets through, scored from 0 to 1. Ordinary clear double glazing runs at about 0.6, so roughly six tenths of everything landing on it arrives in the room underneath. Glass with a solar-control coating comes in nearer 0.3. Same opening, same daylight to look at, around half the heat behind it.

Those are industry-typical figures rather than a quotation for your address, and they move a little with the maker, the size of the unit and the build-up. The reasoning behind them does not move. Two rows deserve a second look. The loft row, because a room you sleep in on the top floor of an inland suburb has to shed its heat overnight and has nothing helping it do so. And the nearly-level row, because glass lying flat has no aspect at all: it takes whatever the sky is offering from every direction, including the highest midday sun of the year, so the aspect logic that lets you relax on a north-facing pitch simply does not apply to it. One more thing about the loft in a semi. That room has roof on three sides of it and very little else, so it is more exposed to both directions of the problem than any other room in the house. It is the first to get hot and the first to get cold. Spending on the glass there returns more than spending on the glass anywhere else in the building.

Wide plots, and the parts of access they do not solve

Access in Hutton is mostly kind. Houses sit back from the road, there is a driveway to stand on, and the gap between one pair of semis and the next usually gives a route through to the back without touching anyone else’s land. Scaffold can nearly always be erected entirely on the property, which avoids a licence from the highway authority and avoids the negotiation that comes with a pavement in front of the door. Deliveries have somewhere to stop. None of that is true in the older parts of the county and it makes a real difference to how a week runs.

The parts that still need working out at the survey rather than on the morning:

  • The side gate. Sealed glazing units are heavy, will not turn a tight corner and cannot be rested halfway. The gap between a house and its boundary fence is the number that matters, and on a pair of semis it is frequently narrower than the driveway suggests.
  • Garages and outbuildings. Post-war plots came with detached and half-attached garages, sheds and, later on, conservatories. A scaffold has to stand on ground, not on a lightweight roof, and where a structure sits directly under the working slope the design has to bridge it or move.
  • Soft ground. Standing scaffold on lawn or on soft borders after a wet spell puts a great deal of weight through a small footprint. Sole boards spread it, and they go down as a matter of course.
  • Drives and paving. Block paving and gravel dent under a standard. Same answer, applied before the standard goes up rather than after.
  • Unadopted stretches. Where a road or a shared drive is privately maintained, the practical question is width and surface for a delivery vehicle, and it is better asked before a lorry is booked.

Where the whole job is a replacement into an existing opening, most of that eases off, because the structural work has already been done once and the roof does not have to be opened up again.

Brentwood Borough Council, and the paperwork side

Hutton falls under Brentwood Borough Council for planning and for Building Control, so both halves of the process sit with the same authority. Anything you may have read about Article 4 Directions on roofing and windows belongs to designations elsewhere in south Essex and does not apply to a roof here.

For an ordinary house, a rooflight is generally permitted development. The unit must not stand more than 150 millimetres proud of the existing roof surface, no part of it may sit higher than the ridge, and where a unit goes into a flank elevation less than 1.7 metres above the floor it needs obscured glazing and an opening restrictor. Most of Hutton’s suburban stock, on its own plot, with the work going into a rear slope, sits comfortably inside all of that.

Four things take a property outside it, and they are worth checking rather than assuming:

  • Conservation area designation. Boundaries are drawn on a map and do not follow the character of a street, so two houses that look identical can fall either side of a line. The council holds the mapping.
  • Listing. A listed building needs listed building consent for alteration whatever the general rules say about roofs.
  • Flats and maisonettes, which never had rooflight permitted-development rights in the first place.
  • Conditions on a newer estate. Permitted-development rights are sometimes removed by a condition attached to the original planning permission for a development, so if your house is on a more recent scheme, the decision notice for that scheme is the document to look at.

Building Regulations are separate and they apply whether planning does or not. A new or enlarged rooflight is notifiable. The thermal performance of the unit is covered under Part L. Safety glazing and guarding come under Part K, which is why the pane over your head is laminated rather than relying on toughening alone. Where a truss is altered or a structural opening formed, that design goes in as part of it. Which council do I deal with?

Brentwood Borough Council, for both planning and Building Control. We make the Building Control notification to them as part of the installation. Anything to do with conservation area status or a condition on your estate’s original permission is a question to put to them directly before an order is placed.

Do I need permission for a rooflight on a house here?

Usually not, on a house on its own plot outside any designation. A unit sitting no more than 150 millimetres above the roof surface and staying below the ridge falls within permitted development. The exceptions are conservation areas, listed buildings, flats and maisonettes, and estates where the original permission removed those rights by condition. Confirm your address rather than going on what a neighbour was told.

My roof looks quite flat. Can I still have a roof window?

Yes, but the unit has to suit the pitch. Standard roof windows are generally designed from around 15 degrees upwards, and the flashing relies on water keeping moving. Below that, glass goes on an insulated kerb instead, which lifts it above the covering and lets it drain. Get the pitch measured early, because it narrows the list of units before anything else does.

We are semi-detached. Does my neighbour need to be told?

Only if the structural work touches the shared wall. Most rooflight openings sit clear of it and nothing is needed. Where the work would bear onto or cut into the party structure, the Party Wall etc. Act 1996 requires formal notice to be served with a set period before starting. It is a matter of scheduling rather than an obstacle, and it gets settled at the survey.

Both my slopes are clear. Which one should the glass go in?

Pick by what the room is for. Steady, unchanging light suits a study, a workshop or anywhere with a screen, and that comes off the slope facing away from the sun. A kitchen or a living space can take the sunny slope quite happily, on solar-control glass and with something that opens. Very few houses get to choose, so if yours does, use it.

How long is the work?

Allow a day for a single window into a straightforward cut roof. Two on the same slope do not take twice as long, because the scaffold, the strip and the flashing runs are shared between them. A kerb-mounted unit or a lantern over a rear extension depends on the size of the opening and on how the kerb is built up. Where a truss alteration is involved, the design has to be settled before anything is booked.
