Most of Laindon stops at one storey, and that single fact sets up every rooflight decision made here. A bungalow has no upper floor to borrow light from and no upper floor to shade the roof, so the roof is doing two jobs at once: it is the lid on the building and it is the only surface in the middle of the plan that can see the sky. Put glass in it and the darkest part of the house changes overnight. Put the wrong glass in it and you have moved the summer sun directly over the room you sit in. Add the plotland plots underneath, the trussed roofs above, and ground that rises away to the south, and you get a set of problems that belong to Laindon rather than to anywhere on the seafront.

Bungalows, plotlands and the stock in between

Laindon’s housing did not arrive in one piece, and the pieces behave very differently once you are standing on them.

The plotland inheritance

From the late nineteenth century into the 1930s, farmland across this part of south Essex was broken into narrow plots and sold cheaply to buyers from London. People built for themselves, in stages, as money allowed: single-storey bungalows and chalets on long, deep plots, strung out along tracks that were never made up and never served by mains anything. Very little of the original building survives, because the new town designation that followed the war cleared and replaced most of it. What survives is the plot geometry. Where the old pattern still shows through, you get frontages far wider than a modern developer would allow, deep gardens, and houses that sit well back from the road with room on every side.

That geometry is worth money on a rooflight job. It means scaffold can usually stand where it should stand rather than where there is space, and it means the roof can be reached from more than one side.

New town rebuilding

The replacement stock is the bulk of the town. Post-war houses, bungalows and short terraced runs built to a design rather than a whim, with modest eaves heights and roofs that repeat down a street. Coverings are mostly concrete tile. The useful part of this is predictability: once you know what is under the tiles on one of them, the next one along is rarely a surprise.

Later bungalows and chalet conversions

Detached and semi-detached bungalows from the 1960s onwards fill a good deal of Laindon, and they come in two structural families that look identical from the pavement. Some have roofs cut on site with purlins and struts, leaving a genuinely open void. Others have factory trussed rafters with timber webs criss-crossing the whole space, which is a different conversation entirely. Chalet bungalows sit in a third group: a room already exists in the roof, usually lit by a front or rear dormer, and the daylight question there is about the slopes the dormer does not cover.

A roof with nothing under it but the room

In a two-storey house the roof is a long way from the living space, and a rooflight is an upstairs feature. In a bungalow the roof is the ceiling of everything.

That changes what roof glazing is for. The deep-plan bungalows built here often have a hallway, a bathroom or an inner room with no external wall at all, or with one so shaded by a projecting wing that a window in it would be decorative. No amount of wall glazing reaches those spaces. A rooflight does, because it is drawing on the brightest part of the sky, the bit straight overhead, rather than on the narrow slice a vertical window can see.

Where the roof void is shallow or crowded with timber, a sun tunnel is the tool for that job: a small dome or flat unit at the roof, a reflective tube through the void, and a diffuser in the ceiling below. It fits between rafters or truss members without cutting either, which is why it works in roofs that will not take a full opening. It will not give you a view, and it is not a replacement for a proper roof window in a room you live in, but for an internal bathroom or a windowless hall it turns the lights off during the day.

The heat side of the same argument is less comfortable. A ceiling directly under an insulated roof build-up is a good barrier. Cut a hole in it and you have swapped part of that barrier for glass, and the glass is horizontal or nearly so, which is the worst orientation for summer heat. In a converted bungalow roof the room is inside the roof on every side at once, gaining through both slopes and through the gable, with no floor above it to absorb anything. This is the reason we start with the glass rather than with the frame.

One thing works in your favour. A bungalow conversion usually has both roof slopes available from the same room, which two-storey houses and terraces rarely do. Put an opening unit low on the shaded side and another high on the sunny side and warm air leaves at the top while cooler air is drawn in at the bottom. That stack effect costs nothing to run and it is designed in at the survey or not at all.

Ground that rises to the south

Laindon is inland, roughly 15 miles by road from Southend-on-Sea, and no roof here sees the estuary. That removes the reflected low-angle light that dominates the coastal frontage, and it removes salt as a specification driver. What replaces them is the shape of the land.

The ground rises towards the south of Laindon into the higher country beyond, and rising ground to the south raises your effective horizon. The sun has to climb over the slope before it reaches you. In June that costs almost nothing, because the sun is high by mid-morning and the geometry barely notices. In December it matters a great deal, because the sun never gets far above the horizon in the first place, and a rise in front of it can take a meaningful slice out of the middle of the day. The practical effect is a house that feels bright in summer and starved in winter, which is the opposite complaint to the one people have on an open south-facing frontage.

How much of that applies to you depends on exactly where on the slope you sit and what is between you and the rise, so it is a survey question rather than a map question. What it means in specification terms is consistent though: on the lower ground, winter daylight is the scarcer resource, so the case for putting glass on the south slope is stronger and the case for extreme solar-control glass is weaker. Higher up and out of the shadow, the summer arithmetic takes over again.

Two more local factors deserve a look on site. The first is planting. Old plotland gardens have had a century to grow, and plots elsewhere in Laindon were laid out with room for trees that are now full size. A single mature tree on a southern boundary can shade a whole rear slope from mid-afternoon, and a deciduous one does it in the months you least want. That is not a reason to give up on a slope, but it changes what the glass has to do. The second is wind. The higher ground carries more of it than the sheltered streets lower down, and exposure is about the site rather than the postcode. Powder-coated aluminium on external faces, correct fixings and a flashing kit matched to your actual covering rather than a universal one are worth specifying either way.

Choosing the glass when the glass is the ceiling

Two numbers on a rooflight specification pull against each other, and knowing which one to prioritise is most of the decision.

The U-value is how fast heat leaves through the assembly, measured in watts per square metre per kelvin. Smaller is better, and Part L of the Building Regulations fixes a level any new unit has to reach. The G-value is the share of the sun’s energy the glass lets into the room, running from nought to one. Clear double glazing sits at roughly 0.6, so about six tenths of what lands on it comes through. Solar-control double glazing sits at roughly 0.3. Same opening, same daylight to look at, close to half the heat.

On a bungalow, U-value carries more weight than it does on a two-storey house, because the room under the glass has no heated floor above it and loses upwards to the open sky. On any slope catching afternoon sun, G-value is what decides whether the room is usable in August.

Those ranges are industry-general and move with the manufacturer, the size of the unit and the exact make-up, so read them as the shape of the choice rather than a quotation. The principle we would argue for on a Laindon bungalow is simple enough: choose the glass first, then size the opening to suit the room, rather than buying the largest unit that fits and hoping a blind sorts it out afterwards. A blind under the glass stops the light after the heat has already arrived in the room.

What is actually holding your roof up

The structure decides how big an opening you can have, and on bungalows the answer swings hard between two types.

A roof cut on site has rafters, a ridge and purlins carrying the load across, with struts down onto internal walls. The middle of the void is open, headroom under the ridge is usable on a decent pitch, and a rafter or two can be trimmed around an opening with new timbers taking the load to either side. This is the roof you want if a full conversion is the aim.

A trussed rafter roof is a different animal. Each truss is a designed component with webs running through the space, and the webs are not spare timber. Cutting one transfers load somewhere it was never meant to go. Trusses are typically set at 600 millimetre centres, so the opening you can have without redesigning anything is a narrow one, and roof windows are made in widths that suit exactly that. Two or three narrow units spread along a slope will light a room better than one wide one anyway, because the light arrives in more than one place. Where a genuine room in the roof is wanted under trusses, the structure has to be replaced or supplemented, and that is a designed job settled before anything is ordered.

Two further checks apply to any bungalow conversion. Ceiling joists were sized to hold plasterboard and a bit of insulation, not people and furniture, so a new floor structure is part of the work. And head height sets the usable area: a shallow pitch on a wide span can look promising from below and leave very little floor with around 2 metres above it once the new floor and the insulation have taken their share. Wide plots, narrow lanes and where the scaffold stands

Access in Laindon is usually generous and occasionally awkward, and the two states sit next door to each other.

The generous version is the plotland legacy. Wide frontages, room down both sides, a driveway that takes a van, and a bungalow eaves height low enough that a mobile tower does the job where a two-storey house would need a full scaffold. That saves a day at each end of the programme and takes a real amount out of the cost. On a single-storey roof, materials go up a short lift and waste comes down the same way, without anything having to be carried through the house.

The awkward version is what the old lanes left behind. Some approaches are narrow, unadopted and surfaced to nobody’s standard, with soft edges, no turning space and a shared right of way rather than a road. A large vehicle cannot always get to the plot, and where the surface is soft, scaffold and tower loads need spreading properly rather than a standard base dropped onto a grass verge. Mature boundary planting can block the obvious scaffold line as well, and on deep plots the distance from the gate to the roof is a hand-carry nobody costed. All of that is straightforward to plan for and unpleasant to discover on the first morning, so it gets settled at the survey.

The newer terraced runs behave differently again. Continuous frontages mean no side passage, so protection inside the house matters as much as the scaffold outside it, and the route for materials is agreed before anyone starts.

Permission, Building Control and Basildon Borough Council

Basildon Borough Council is the planning authority and the Building Control authority for Laindon. Everything here is general guidance. The status of a particular address is a matter of record, and only the council can confirm it, so we check rather than assume.

On a house, a rooflight is normally permitted development. The tests are dimensional: nothing may project more than 150 millimetres beyond the existing roof surface, no part of the unit may sit higher than the highest point of the roof, and a unit in a side elevation less than 1.7 metres above the floor of the room needs obscure glazing with restricted opening. Meet those and no application is required.

A few things specific to this kind of housing are worth knowing before you settle on a plan:

  • Low ridges leave less room than you think. The rule about sitting below the highest point of the roof is easy to satisfy on a tall Victorian roof and tighter on a shallow bungalow pitch, where the distance from eaves to ridge is short. Where a unit needs to sit high on the slope for head height, its exact position becomes a real constraint rather than a formality.
  • Dormers are a separate question from rooflights. A rooflight sits in the plane of the covering. A dormer builds out of it, and it carries its own limits on volume and position, with the elevation facing a highway treated quite differently from a rear slope. Plenty of bungalow conversions here are designed around rooflights precisely to stay clear of that route.
  • Permitted development rights are not universal. They do not apply to flats and maisonettes at all, they can be removed by condition on newer estates, and listed buildings need listed building consent for roof work whatever else would be allowed. Designated areas exist inside the borough and their boundaries are not something you can infer from a street name.
  • Title covenants operate independently. A restriction in the deeds can rule out an external alteration the council has no interest in at all, and it will not show up in a planning search.

Separately from planning, forming or enlarging a rooflight opening is notifiable under the Building Regulations. Part L sets the thermal performance the unit has to meet and Part K covers safety glazing and guarding, which is why an overhead pane is laminated on the inner leaf. Laindon rooflight questions, answered

Does a rooflight on a Laindon bungalow need planning permission?

On a house, usually not. The unit has to stay within 150 millimetres of the existing roof surface and below the top of the roof, and side-elevation units below 1.7 metres from the floor need obscure glass with restricted opening. Flats and maisonettes are outside those rights altogether, listed buildings need consent regardless, and rights can be conditioned away on some newer developments. Can I convert my bungalow roof, or only put rooflights in the ceiling?

Look at the timber first. A roof cut on site with purlins usually has a genuine void and can take a conversion with the right structural work. A trussed roof cannot, not without replacing what the trusses are doing. Head height is the other test: a shallow pitch on a wide bungalow can leave too little floor with around 2 metres above it to be worth the money. Where a conversion does not stack up, rooflights straight into the existing ceiling still transform the rooms below and cost a fraction of it.

Will a rooflight make my bungalow too hot in summer?

It will if the glass is clear and the slope catches the afternoon. Solar-control glazing near a G-value of 0.3 halves the solar heat compared with clear double at 0.6, and on a bungalow you have the additional option of venting through two slopes at once, which pitched-roof rooms in taller houses rarely get. Specified with the aspect in mind, a Laindon rooflight is comfortable in July. Specified from a catalogue, it is not.

My house sits lower than the ground to the south. Will a skylight still get light?

Yes, and often more than you expect. A rooflight draws from the whole sky rather than from the strip of it a wall window can see, so it works in overcast and low-sun conditions where a vertical window struggles. What the rising ground affects is direct winter sun in the middle of the day, and the answer to that is usually glass with a higher G-value on the shaded aspect rather than a smaller opening.

My driveway is a narrow unmade lane. Is that a problem?

It is a planning problem rather than a stopper. We work out at the survey where the tower or scaffold stands, how loads get spread on soft ground, and how far anything has to travel by hand from where a vehicle can actually stop. Bungalow eaves heights help, because the working height is low and the lift is short. Knowing about it in advance is what keeps it from costing a day.

The unit in my roof has misted up. Is that something you do?

Yes, if the roof around it is sound. A sealed unit that has misted between the panes has failed permanently and the answer is a new unit, which is our work and normally quick because the opening is already there. If the covering or the deck around it has come to the end of its life, that is a roofer’s job rather than ours and we will tell you so straight.
