Rawreth is a farming parish with a new town growing into one corner of it. Drive the lanes and you pass brick and weatherboarded farmhouses standing on their own in the fields, barns and cart lodges that have either been converted or are waiting to be, and then, at Rawreth Lane, streets of houses finished within the last decade or so. Roughly ten miles of road separate all of it from the Southend seafront.   • Height above the floor. Barn ceilings are high. Anything you might reasonably want to open needs to be electrically operated or on a pole, decided at specification stage rather than after the plaster is on.
  • Two slopes, two glass specifications. A long barn usually presents one slope to the sun and one away from it. There is no rule that says both sides get the same unit, and on this kind of building they generally should not.

Smaller outbuildings behave the same way in miniature. A cart lodge or a stable block turned into a workshop or an office has thick walls, few openings and a single pitch overhead. One or two well-placed units in that pitch will do more for the room than any wall window could, and on a single-storey building the working height is low enough that the whole job stays simple. Choosing your slope when the house faces the yard

Rawreth is inland, so none of the estuary effects apply. There is no water in the view, no light bouncing back off the surface at sunrise, and salt loading this far from open water is slight. What the parish has instead is choice, and choice is unusual.

Old farm groups were laid out for work. Buildings were positioned around a yard, facing the access and each other, with no thought at all for solar aspect. One consequence is that the front of a farmhouse can point almost anywhere. The other, and this is the useful part, is that a house which has grown a rear range and a side range over three hundred years ends up with roof planes pointing in several directions at once. Very few properties in south Essex offer that. It means you can put the study or the studio under a north-facing slope, where the light is even all day and nothing ever glares off a screen, and put the kitchen glass on a south or west slope specified to control the heat. Standing alone in open ground changes the timings too. In a street, low morning and evening sun is cut off by whatever is next door. On a scattered plot with fields around it there is nothing at that height to stop it, so an east-facing slope starts collecting early and a west-facing one carries on until the sun goes. Hedgerows and field boundary trees are the only shade, and they are deciduous, which means they shade you in July when the leaf is full and let the light through in January when you want it. That is a genuinely helpful piece of luck, and it also means anything you assess in winter will behave differently in summer.

On the Rawreth Lane estate the geometry flips. Houses stand close together in rows, so each one shades its neighbours early and late, and the sun that reaches those roofs is mostly the high middle-of-the-day sun. A shallow modern pitch meets that overhead summer sun at close to a right angle, which is the worst possible geometry for solar gain. So the estate roof and the farmhouse roof end up with the same answer from opposite directions: the glass specification is what decides whether the room works in August.

Exposure is worth a line of its own. Wind loading is assessed differently on open country than on built-up ground, because a building surrounded by fields has nothing upwind slowing the air down. Heat you paid for: specifying the glass in a rural parish

Two numbers decide the room. Everything else is taste.

The U-value, in watts per square metre per kelvin, says how quickly heat leaves through the unit in winter. Lower is better, and Part L of the Building Regulations sets the level new work has to reach. The G-value, sometimes called the solar factor, runs from nought to one and says how much of the sun’s energy landing on the outside of the glass ends up as heat inside. Clear double glazing sits near 0.6. Solar-control double sits near 0.3. Near enough the same daylight, about half the heat.

Rural properties often shift the weighting between those two numbers. Where a house sits off the gas grid and makes its heat from oil, LPG or a heat pump, the cost of every watt lost through the roof is different from a mains-gas suburb, and the U-value earns its keep faster. Old farmhouses complicate it further: solid walls, draughty floors and a fabric that was never designed to hold heat. Good glass in that kind of house is still worth having, but the detailing around it matters as much as the unit. Insulated upstands, a continuous line of insulation carried up to the frame, and warm-edge spacers all exist to keep the coldest surface in the room away from the glass edge, which is where condensation shows up first in a cold building.

One rural bonus worth designing for: there is very little street lighting out in the lanes, so a rooflight over a stair or a landing gives you a genuinely dark night sky rather than an orange one. Bedrooms facing east are the exception. Out here nothing blocks a summer sunrise, so plan the blind at the same time as the glass rather than a year later.

Planning and Building Control through Rochford District Council

Rawreth falls in the Rochford district. Rochford District Council is your planning authority and your Building Control body, not the city council on the coast.

For an ordinary house, a rooflight is generally permitted development and no application is needed. The tests are that the finished unit does not stand more than 150 millimetres proud of the existing roof surface, that no part of it rises above the ridge, and that a unit on a side elevation with its lower edge less than 1.7 metres above floor level is obscure glazed with the opening restricted.   • Flats and maisonettes have never held rooflight permitted development rights anywhere in England.

Steep old pitches need proper staging rather than improvisation.
