How much does a roof lantern cost in Essex?

The short answer

For a supply-and-fit roof lantern in Essex, budget somewhere between about £2,500 and £6,000 for most domestic jobs, with the majority of kitchen-extension lanterns landing around £3,000 to £4,500 fitted. The two things that move that figure most are the size of the lantern and the glass specification inside it, and on a south-facing extension the glass is where you should spend rather than skimp.

What the price is actually made of

A roof lantern quote is rarely one number for one product. It bundles several separate costs, and knowing where the money goes tells you which parts are fixed and which are worth pushing on.

  • The lantern itself. An aluminium roof lantern in a common size, say 1.5 by 1 metre, sits roughly in the £900 to £1,800 bracket for the unit alone, before fitting. A larger 3 by 2 metre lantern over a kitchen island runs well past £2,500 for the unit on its own.
  • The glass. Standard clear double glazing is the cheapest option and the one that causes the most regret on a hot room. Solar-control glazing adds to the unit price, modestly on a small lantern and more noticeably across a big one, and it is money well spent facing south.
  • The upstand or kerb. A roof lantern does not bolt straight onto a flat roof. It sits on a raised timber or insulated kerb that lifts it clear of standing water and gives the flashing something to lap onto. That kerb is either built on site or bought as a prefabricated unit, and it is part of the price whether it is itemised or not.
  • Labour and access. Fitting a lantern is usually a one to two day job for two people once the opening is ready, longer on an awkward roof or a tight site.

When you compare two quotes, ask which of these each one includes. A cheap headline figure that turns out to be the bare unit, with the kerb and fitting priced separately, is not cheaper than a fully fitted quote. It is just presented differently.

Size and glass: the two levers that move the figure most

Size drives the base cost in an obvious way, but it also drags several other costs up with it. A larger lantern needs a larger structural opening in the roof, which can mean steel or a heavier timber beam to carry the load, and that beam is a builder’s cost on top of the lantern. Go from a modest rooflight opening to a four metre span and you have changed the structural job, not just bought more glass.

Glass is the lever most people underspend on, and on the wrong roof it is the one that matters most. A roof lantern sits close to horizontal, so it sees the high summer sun almost square on and behaves like a flat roof regardless of which way the house faces. Drop clear double glazing at a G-value near 0.6 into that opening and you are letting roughly sixty per cent of the sun’s energy through into the room below. Over a kitchen that already makes its own heat from cooking, that is how a bright new extension turns into a room nobody wants to sit in by mid-afternoon.

Solar-control glazing, with a G-value nearer 0.3, cuts that solar heat gain to around half without making the room dark, and it holds glare down when light bounces off the estuary on a bright day. The price difference is real but rarely the biggest line on the quote. The building work underneath the lantern

A roof lantern price often quietly assumes the opening is ready to receive it. On a brand-new extension it usually is, because the builder forms the kerb as part of the roof. On an existing flat roof, forming that opening is a separate piece of work, and it is easy to miss when you are reading a lantern-only quote.

Budget for the opening to be cut and trimmed, the structural beam sized and fitted if the span needs it, the kerb built and insulated, and the flat roof membrane dressed up and over the kerb so water is thrown away from the joint. Inside, the ceiling has to be formed and plastered around the new opening, and that finishing trade is a cost people forget until the plasterer arrives. None of this is the lantern, but all of it is the job.

If your existing lantern or rooflight has failed and you are taking it out, the good news is that most of this groundwork is already in place. Swapping a tired unit for a new one is a replacement rather than a fresh installation, so the opening, the kerb and the ceiling are usually there to reuse. That makes a replacement the natural moment to upgrade the glass, because the only real variable left is what goes into an opening that already exists.

Building Control and the costs around the edges

A new or enlarged roof lantern is notifiable under Building Regulations. Part L covers the thermal performance of the glazing and Part K covers safety glass where it is needed, and the work has to be signed off against both. We make the Building Control notification to the relevant local authority on your behalf, so that sits inside the job rather than being a form you chase yourself.

Most domestic lanterns fall under permitted development, provided they project no more than 150mm above the roof plane and sit below the ridge. The exceptions matter in this part of Essex. Flats and maisonettes, listed buildings, and conservation areas all change the picture, and the Leigh and Leigh Cliff conservation areas carry an Article 4 Direction that removes permitted-development rights for roof changes, so a planning application is needed there where it normally would not be. Always treat this as general guidance and check your own address with the local authority, because a planning application is a cost and a timescale you want to know about before you order glass.

Other figures to keep in the back of your mind: scaffold or access equipment if the roof is high or hard to reach, making good decoration inside once the plaster has dried, and any electrics if you want the lantern to open on an actuator. A manual lantern is fixed shut; an opening one that vents hot air at the highest point of the room does real work on an overheating extension, and that is worth weighing against the extra outlay.

How to get a figure you can rely on

The honest answer to “how much” depends on your roof, so the useful next step is to narrow the range with a few numbers of your own. Measure the opening you have in mind, note which way the extension faces and whether the room already runs hot, and decide whether you want the lantern to open. Those three facts move the quote more than anything a brochure will tell you.

Then ask any installer for the glass specification sheet, not just the phrase “solar control”, which gets printed on units sitting at 0.5 as readily as ones at 0.3. The sheet should give you the G-value, the light transmittance and the U-value for the same build-up, so you can compare like for like.
