Do roof lanterns add value to a house?

The short answer

A roof lantern usually does add value to a house, and the gain is largest when it turns a dark, awkward room into one people actually want to stand in. As a working guide, a well-chosen lantern returns most of what it costs at resale and sometimes a little more, because buyers are paying for the daylight and the feeling of height, not for the glass itself.

What a buyer is actually paying for

Nobody walks a house and offers more money because there is a lantern in the roof. They offer more because the kitchen feels twice the size it measures, or because the dining end that used to need a light on at noon now works without one. The lantern is the cause. The bright, tall-feeling room is the thing that shows up in the offer.

That matters for where you put one. A lantern earns its keep over a single-storey rear extension, a kitchen-diner, a converted garage or any deep-plan room where the daylight has to travel a long way from the nearest window. Those are the rooms that read as dark and cramped to a viewer, and a run of overhead glass fixes both at once. Put the same lantern over a room that is already bright and you have spent the money without moving the needle, because there was nothing for it to solve.

Height is part of the trick. A flat ceiling stops the eye. A lantern lifts it towards the roof and pulls the sky into the room, so a space of ordinary floor area starts to feel generous. Estate agents describe that as light and airy for a reason: it is the single most reliable way to make a room photograph well and feel larger in person, and both of those things move a sale.

The figures, honestly

Treat any headline return figure with care, because the number that gets quoted around glazing improvements is an average across very different jobs. What is reasonably solid is the direction. Overhead daylight is one of the improvements that consistently pays back a good share of its outlay, particularly when it lands on a kitchen, which is the room most buyers weigh the house on.

A few things push the return up or down:

  • The room it serves. Kitchen and main living space return the most. A lantern over a utility or a hallway is a nice thing to own and a weak thing to sell.
  • How dark the room was to start with. The bigger the daylight problem you solve, the bigger the perceived jump. Fixing a genuinely gloomy room beats brightening a decent one.
  • Whether the work is signed off. A lantern that went in without the Building Control notification becomes a question on the buyer’s solicitor’s list, and unanswered questions knock money off or stall the sale.
  • The state of the finish. A crisp plastered reveal and a clean upstand read as quality. A lumpy box with mastic smeared round it reads as a job to redo, whatever the glass cost.

So the honest version is this: a good lantern in the right room, properly installed and documented, tends to add more than it costs once you count the effect on how quickly and how well the house sells. A poorly placed or poorly finished one can add nothing, or leave a snag a buyer uses to negotiate.

When a lantern adds value, and when it quietly takes some away

Here is the part most sellers of lanterns skip. A lantern that overheats the room below does not add value, it adds a problem, and around here that problem is common enough to plan for from the start.

Southend-on-Sea faces south across the Thames Estuary, and a great many of the 1930s semis across the city and out through Westcliff, Thorpe Bay and Hadleigh sit with the garden, and so the rear extension, facing roughly south. A lantern is horizontal glass. It points at the sky rather than at any compass direction, which means it collects the high summer sun almost square on no matter which way the house is turned. Fill a south-facing kitchen roof with clear glass and you have built a solar collector over the one room that already makes its own heat from cooking. The room that shows beautifully in April becomes the room nobody can sit in come July, and glare off the estuary adds to it on a bright day even when the sun is not directly overhead.

A buyer viewing in summer feels that immediately, and it works against you. The fix is not to avoid the lantern, it is to specify the glass for the orientation. Clear double glazing sits at a G-value of around 0.6, meaning roughly 60 per cent of the sun’s heat comes through. Solar-control glazing brings that down to about 0.3, cutting the heat close to half while keeping the room bright. On a south-facing or flat roof that is the difference between a feature that sells the house and a feature the survey flags. What separates a lantern that adds value from one that does not

Four things decide which side of the line a lantern lands on, and none of them is the brand name on the frame.

Orientation and glass first. Work out which way the roof faces before anyone talks about product. South and flat want a low G-value; a north-facing roof can take clear glass and keep the free winter warmth. Get this wrong and the room is unusable in the season people view houses.

Sizing that suits the room. A lantern should be proportioned to the space and the structure beneath it, not simply made as large as the roof allows. Oversized glass over a small room overheats faster and can look bolted on. A custom size, where the standard ranges do not fit, is often what makes it look designed in rather than added later, which is why we offer custom skylight design for exactly those roofs.

A clean install and a proper upstand. The upstand is the kerb the lantern sits on, and most of what goes wrong with lanterns traces back to it. A square, well-formed upstand with a tidy internal reveal is what reads as quality to a buyer and what keeps the weather where it belongs.

The paperwork. A new or enlarged lantern is notifiable under Building Regulations: Part L for thermal performance, Part K for the safety glazing. Get it signed off and the certificate sits in the file the buyer’s solicitor asks for. Skip it and you have handed the buyer a lever. What to do next
