Can you replace a flat rooflight without redoing the roof?

The short answer

Yes, in the great majority of cases you can. A flat rooflight sits on a kerb, called the upstand, that is built up from the roof deck, and swapping the glazing unit or the whole rooflight above that kerb is a self-contained job that leaves the roof covering, the deck and the ceiling below untouched. You only end up back in the roof itself when the upstand has been built wrong or the deck around it has gone soft, and that is the exception rather than the rule.

How a flat rooflight is actually put together

A flat rooflight is not bedded straight onto the roof the way a lot of people picture it. It sits on a raised timber kerb, usually 150 to 300mm tall, that is framed on top of the roof structure and then wrapped in the roof covering. Whether the roof is felt, single-ply membrane, GRP fibreglass or an EPDM rubber sheet, that covering is dressed up the sides of the kerb so water is carried away from the opening. The rooflight then sits on top of the kerb and clamps or screws down onto it.

That layered arrangement is what makes replacement clean. The waterproofing lives on the kerb, below where the glass meets the frame. When the unit above comes off, the covering dressed up the sides stays put and stays sealed. So the question of whether you can replace the rooflight without touching the roof really comes down to the state of one component: the kerb.

Two things tell you the kerb is sound. It is square and level, so a new frame beds down evenly all the way round, and the timber is dry and solid rather than spongy where a screw would bite. If both are true, the roof stays as it is and the work happens entirely above the covering.

The two ways to replace, and when each one fits

There is a real difference between changing the glass and changing the whole rooflight, and it decides how much of a job you have.

The first route is swapping the glazing unit alone. Many flat rooflights are built so the sealed glass unit can be lifted out of its frame and a new one dropped in, with the frame staying fixed to the kerb. This is the route when the frame is in good order and the reason for the change is the glass itself: a unit that has misted because its seal has gone, or clear glass you want to swap for something that controls summer heat. Nothing structural moves.

The second route is lifting off the whole rooflight, frame and glass together, and setting a new one on the same kerb. This is the route when the frame is dated, distorted or a different size of unit is wanted, and it is a straight replacement rather than roofing work as long as the kerb underneath is sound. A new rooflight of matching footprint lands on the existing upstand, gets fixed down and gets its junction with the covering dressed and sealed. The roof deck never comes up.

Both of these are replacement work in the proper sense. Neither is a repair, and if what you actually have is a leak around a sound rooflight rather than a failed unit, that is a job for a roofer to trace the covering, not a rooflight to change.

When you genuinely cannot avoid touching the roof

There are a few situations where the roof does have to come into it, and it is worth knowing them before anyone quotes you, so you can tell a real reason from an upsell.

  • The kerb is rotten. If water has been getting into the timber over years, the kerb can go soft and will not hold a fixing. It has to be rebuilt, and rebuilding it means opening the covering around the opening. This is the most common reason a straight swap turns into more work.
  • You are changing the size. A bigger opening means cutting the roof structure and building a new, larger kerb. That is a structural alteration, not a like-for-like replacement, and the roof is part of it.
  • The existing rooflight was bedded straight onto a flat deck with no upstand. Older installations sometimes skipped the kerb entirely. There is nothing to build a weatherproof junction against, so putting in a proper unit means forming an upstand first.
  • The covering is at the end of its life. If the felt or membrane around the opening is cracked and failing anyway, it makes no sense to seal a new rooflight against material that is about to be redone. In that case the roofing and the rooflight are best planned together.

None of these describes a typical replacement. A rooflight fitted correctly onto a good kerb comes off and a new one goes on with the roof left alone.

Why replacement is the moment to change the glass, not just the frame

If a flat rooflight is coming out anyway, the opening and the kerb are already there and the only real variable left is what glass goes back in. That makes a replacement the cheapest chance you will get to change how the room behaves, and on a flat roof that matters more than on any other kind.

A flat rooflight points at the sky rather than at a compass direction, so it takes the high summer sun almost square on and behaves like a south-facing one whichever way the house is turned. In Southend-on-Sea that is sharpened by the setting. The city faces south across the Thames Estuary with an open southern horizon and reflected light off the water, so a flat rooflight over a rear extension collects sun from mid-morning until late afternoon through the whole warm season. Put clear double glazing in it and the room can run like a greenhouse.

The number that governs this is the G-value, the share of the sun’s heat the glass lets through. Clear double glazing sits around 0.6; solar-control glass brings it down to roughly 0.3, cutting the summer heat gain by about half while the room still reads as bright. Swapping a misted or clear unit for solar-control glass at the point of replacement costs you the glass, not a second visit, because the frame and kerb work is already being done. What to do next

Start by working out which situation you are in. Look at the rooflight from inside and from the roof if you can reach it safely: if the frame is sound and only the glass has misted or you want cooler glass, you are likely looking at a unit swap. If the frame is tired or you want a different unit, that is a whole-rooflight replacement on the same kerb. In either case the roof stays as it is unless the kerb is rotten, the opening is changing size or the covering is failing.

Then decide what you want the room to do. Note which way the extension faces, whether the glazed area is large for the room below, and whether it already runs hot in summer. A flat rooflight over a south-facing kitchen is the classic case for lower G-value glass, and replacement is the moment to specify it.
