How long does a roof window take to fit?

The short answer

A single roof window dropped into an existing pitched roof, in the gap between two rafters, is usually a half-day to a full-day job for two people. Once a rafter has to be cut and a structural opening formed, or several windows go in at once, plan for one to two days per opening instead. The number that matters is not the size of the glass, it is how much of the roof structure has to be opened up to make room for it.

The stages a fitting day is actually made of

The word “fit” hides a sequence, and knowing the sequence tells you where the hours go. A standard pitched-roof installation runs through the same steps whichever brand of window you buy.

  1. Setting out and stripping back. The tile or slate battens above and below the position are lifted, the felt or membrane is cut, and the opening is marked against the window’s rough-opening size. On a clean roof this is quick. On an old one with brittle slates it is slow and careful.
  2. Framing the opening. If the window fits between two existing rafters, the structure is already there and this step is short. If it does not, a rafter is trimmed and timber headers are fixed above and below to carry the load around the hole. That is the single biggest swing in how long the day runs.
  3. Fixing the window and its flashing. The unit is set into the opening, levelled, and screwed to the timbers. The flashing kit is then dressed into the surrounding tiles or slates so water runs over the top and sides and away down the roof. Getting the flashing right is what keeps the roof dry, so it is not a step anyone should rush.
  4. Making good inside. The internal reveal is lined, plasterboarded and finished so the window sits cleanly in the ceiling or the sloping wall. Plaster needs time to dry before it is painted, so the inside is often finished a day or two after the window itself is watertight.

Read that list and you can see why one house takes four hours and the one next door takes two days. The glass and the frame go in fast. It is the structure and the finishing around them that set the clock.

Rough timings by the kind of job

These are working guides for a competent two-person team, not a promise about any one roof. Your own will move up or down with access, pitch and the state of the existing covering.

Two points hide inside that table. First, the wet trades run on their own clock: a window can be watertight by mid-afternoon and the room still not be decorated for a week, because plaster dries when it dries. Second, replacing an old rooflight is one of the quicker jobs on the list, since the opening and the timbers are already cut. That makes a replacement the natural moment to change the glass specification, because the only variable left is what goes into a hole that already exists.

What lengthens the day, and what shortens it

Before anyone quotes you a duration, the site tells them most of the answer. A few things reliably add hours.

  • Access. A first-floor roof off a narrow side return, or scaffolding that has to go up before work can start, adds time at both ends of the job. A single-storey rear extension you can reach off a tower is far quicker.
  • The existing covering. Interlocking concrete tiles come off and go back cleanly. Old natural slate is brittle, and some will break on the way out and need matching, which slows the strip and the make-good.
  • Structural work. Cutting a rafter is routine, but it is the step that turns a half-day into a full one, because the opening has to be framed to carry the load before the window is even lifted into place.
  • Number of units. Two windows are not twice one window for the setting-out, but each still needs its own flashing and its own internal lining, so the finishing time stacks up.
  • Weather. A roof is open to the sky during the strip and fix, so heavy rain or high wind stops work. Along the estuary the wind matters more than the rain for scheduling.

Why a south-facing roof does not take longer, but needs a decision first

Here is the thing worth knowing before you book a date. Which way your roof faces makes no difference to how long the window takes to fit. It makes a large difference to whether you are pleased with the result in July.

Southend faces south across the Thames Estuary, so a rear roof slope on a great many houses here catches sun from mid-morning until late afternoon through the whole cooling season. Fit a clear-glazed window into that slope and it goes in just as fast as any other, then it turns the room below into a warm, glary space every bright afternoon. The fix costs no extra time on the roof. It is a glass specification: a solar-control unit with a lower G-value, chosen before the window is ordered rather than regretted afterwards. On a south or west slope, ask for a G-value around 0.3 or below; on a north slope, clear glass around 0.5 to 0.6 is right and the winter warmth is welcome.
